We are thinking of buying property in La Marina ... My question is are there any problems with  legalities with properties in this area?

Jill, I posted a similar reply to another poster and this is the essence.

Every property will, of course, be different. To be sure, make an appointment with the architect/engineer at Departamento de Urbanizacion at your local authority, in this case San Fulgencio and take the plot number with which the property is registered at Registro de la Propiedad. They will tell you everything you need to know but you need to ask the right questions such as if there are any infractions or outstanding monies on the property. If there are any infractions, eg building works or extensions without permission,  you will not be given Cedula de Habitabilidad and without this you will not get an account with the water company. So, so many questions to ask to cover yourself. If you get someone helpful, they will volunteer all the information and make you aware of relevant information you need but are not aware of. This is your best course of action as it is a one stop shop and does not create confusion with conflicting information.
