Renting pro's and con's.....

Hello everyone,

I have a question that i hope someone would be able to give me some opinions on....

We have lived her for nearly 9 years are Spanish resident, we own our our home but have decided that we are going to sell up and not buy another property but to Rent,  we are still going to live in Spain or Poss the Canary Islands, our property is for sale at the moment so would like to make the move this year... fingers crossed. 

We have had an Apartment in the past and now live in an old Finca/caves & Land and found throughout the years a lot of cash has gone into maintenance and the buying and selling process that we would really like not to get into anymore.

We have 3 adult children in the UK who we would like to spare the process of inheriting a Spanish property and all the red tape that this involves.

If anyone could give me some idea how they have found renting the pros and cons... i would be interested to hear from any renters!!

Hi,

We have now lived here in Benidorm for 7 years and have been renting all that time. We are retired and don't want the hassle (as you have mentioned) of maintenance and repairs, expenses for this and that.

All we have to pay, each month is rent, internet, which is paid directly from the bank, electricity each month direct from the bank and annual basura direct from the bank. Easy peasy!!

We have lived in this apartment for 6 years and never had a rise in rent. We pay for minor repairs only. If the boiler, washing machine, microwave etc break down the landlord replaces them.

I just transfer enough money to cover each month into the bank and get on with living, no worries.

Hi Steve,

thank you so much for your reply...  i now i will have to get over not having my own furniture etc etc.... and try and concentrate on the fact that each month, as you say you know how much goes out so you can budget better knowing you will not have some massive bill to pay... done all that got the T shirt and the scars to prove we have had to pay out for maintenance/replacements and of course those dreaded estate Agents fees... Notary etc when buying and selling.

I retired last year and my husband will do in another year so i suppose renting is a good idea at this time too. 

I was hoping to get some positive advice/suggestions and you have  provided that... many thanks its much appreciated!  Linda.

Our landlord allowed us to get rid of the furniture we didn't want and use our own as long as we left it there if we left the property. 

I meant to mention that the Spanish rental laws are excellent regarding security for the tenants.

thanks for your reply... i am including all the furniture and white goods in our sale so will be starting from scratch. Good to know that we have some security by Spanish law regards renting.

I have not heard of any cons regards renting so sounds like a win win situation... looking forward to moving on.... regards  Linda.

I've been renting this lovely apartment for 10 years and have had a contract from day 1. Whenever I ask the owner if I can change furniture he has said ok. He replaces white goods if they breakdown and I take care of repairs unless they are structural. Actually, I've never met the owner and he's not been near the property, he's Spanish and lives in northern Spain. If he ever decided that he wanted the apartment back, I'd just rent another one. 

I pay the rent, water, electric, phone and internet bills.

Owning or renting is a personal preference. I have friends who would be tearing their hair out if they didn't have their own place. I am very lucky to have lovely neighbours and everything I need is close by. If it all goes wrong then I can move quickly without too much effort.

thank you for your reply.. i am hearing very positive sounds from people who rent,  i know it will be hard for me initially not having my own things but financially it makes sense and our children who are now have families of their own will not have the hassle of trying to sell a property abroad   when we are no longer here to deal with things. 

Just out of interest how did you find somewhere to rent did you have a recommendation or have you used an agent?.

Re renting in Spain as a resident, are monthly rent payments taken into account when resident taxes are calculated does anyone know please ?

Our rental costs have never been included in our tax returns.

We found the advertisement for our apartment in a local estate agents who had a selection of long term rentals.
