Notary , Legal and other costs when buying .

Hi guys 


about to purchase property in Los Balcones and wanted some guidance on the costs I should expect for all that has to be done on property purchase 

It seems to involve , Notary fees , Legal Fees etc but keen to understand fully all involved and an idea of costs .


is stamp duty payable by a non resident on a new property ?

Biggest cost for a new property would be VAT at 10% plus 1.5% registry fees. Just 10% transfer tax on resale properties. You should add a minimum of 13% but bank on 15% above buying price to include all fees. The more expensive the property the lower the percentage in fees but, obviously, not in monetary terms.

And taxes are payable by everyone, non resident or not.

Congratulations 🎊  on your  purchase  and hope you have  many  Happy Holidays  in your  home 

All  I  will add  to  Marcliff  good 👍  knowledge  it  avoid  opening  a  Spanish Bank account  too  expensive to maintain  when  non Resident. 

I  would  and have  done  is  lodge   Deposit/ Holdings  fee to  your  Solicitors  Holdings account   nothing  to  be released  to Estate agents  at  this  point,  Get  Solicitors  to do  checks  Property  deeds,  Get Electrical  and Water  account  check  out,  get Confirmation  from Community  Administrator  that  Suma  is to  date,  then  release  funds to Estate agents,  it  is not  unknown  for person  to have 2 or  3  properties  and they  may  have  Direct debit  attachments  to 1  Bank account. May cause  issue  later on

Transfer  balance  of  Purchase  costs to  Solicitors  Holdings  account  and they  can draw  down  funds on  Completion day from there  account  this avoid  having  to  Purchase  a Spanish Bank  draft that can  cost   hundreds of  euros 

Set  up a wise or Revolt  Bank account  for  Direct debit  for domestic  bills, Or  Irish  bank account  if  based in  Ireland

Just be aware that SUMA is not a tax/charge it is only the agency that collects the IBI (similar to the rates in the UK) on behalf of the local town hall in the Alicante Province.
