Installing glass curtains.

We are considering installing glass curtains on our naya. Can anyone help with as to whether we need permission from the planning office? We live in Murla. Any comments would be helpful as, so far, we have had conflicting advice.

You should ask at the Ayuntamiento. Sometimes the staff will let you use their keyboard to access DeepL etc if you don't speak Spanish. It's better to be safe than sorry.

I would suggest you contact C & G Fabrications for advice, we used them fro new doors and windows but they do a new type of installation similar to glass curtains but with a frame and multi point locking, it may be suitable for you.

Hi Tracy,

You need permission because, by enclosing a currently open space, you are increasing your living space - in time, this may also result in a review and increase of your IBI (Council Tax).  Your Ayuntamiento (Town Hall) will advise whether you need a Minor or Major Works Licence, but these aren't very expensive - a Minor Works Licence from our Ayuntamiento, when we wanted to build a 5m x 3m shed base, was only Eu 33.

I don't know whether they operate in your area, but friends of ours had a semi-circular terrace enclosed with glass by Eurogard and it looks stunning:

Thank you so much for your replies. Very helpful. We will go and ask. We want to do the right thing. We asked the glass curtain installer, he advised that as they are not a permanent structure we didnt need to ask. I wasnt sure he was giving correct info. Many thanks to all.

I live in Playa Flamenca and had to employ an architect who said I wouldn't get permission  as it would add to the square meterage and in my area the Town Council was not giving permits to extend properties. Would consult with your local town hall before progressing with it. He advised that I could cover the area of my porch which had a roof but could not extend over the remaining part of the porch which would have necessitate a small roof extention. This was to place glass curtains around my verandah.

Hi fimnar, 

Could I ask do you live on a urbanisation ? If you do which one please. We are looking at putting similar to glass curtain to our veranda which has a roof on but having the floor area extended out which many people on our urbanisation have done already and enclosing that, to make a bigger  livingspace.

My property is in Las Chismosas. Paolla 2. There are a number of people in the adjacent urb that had it done a number of years ago. I was told that at the time people either did it without permission or it was easier to get permission. I was also told that things now are much more difficult and that the local town halls are monitorig areas either using drones or aircraft and imposing heavy fines if they find owners carrying out work that they haven't applied for the necessary permission. Apparently the town halls only allow a certain level of expansion within an urb and even within an area. In addition I was told that glads curtains would be classed as extra living space and not a temporary structure by the architect.

I live in the countryside (Campo) and our architect told us that we couldn't even install awnings around our covered terrace as it increased living space so he included them within our total refurbishment licence. We've had the eye in the sky doing sweeps across our area today!

Wow, thanks for all your comments. We have a naya with a roofand we are not looking to expand but just cut out the wind. We will go to the town hall this week and ask them. I will let you all know how we get on. I believe it differs depending on the areayou live.  We are North Costa Blanca in Murla area, we are on an urb. Many thanks all.
