Hi all me and my partner have been saving for ages for a holiday home  and have seen some cheap property for sale in pego,18,000. upwards just wanted to know what it is like ,and are there any areas to avoid ,I'm hoping to have a look around in September but would be grateful for any information on living there.negative s and positive .looks lovely on street view and can't wait to get out there.many thanks dan

Hi Dan and Partner 

Welcome to your potential new  home,  Pego is a fantastic town, great fiestas, shops and amenities and very Spanish,  We have lived here for 7 years and never regretted a single moment.  However, I would be extremely cautious of properties for 18,000! Is it para reformar (I.e. rebuild) or is it in an area (where nobody will live) or perhaps it's a casita (small outbuilding that you cannot live in permanently). Pego is fantastic, however, like all towns (cities in Spanish) there are always houses

that nobody else wants to own and estate agents, obviously want to sell! If you want to PM  the road name, I will give you a constructive answer.

Hello.

As  "newbies" in Pego, recently purchasing holiday home we could certainly recommend it as a place to holiday/live.  As mentioned in a previous reply I would be a bit wary of anything very cheap.  If you plan a renovation project then make sure you research it very carefully as there is a lot of red tape to go through but if you are prepared to things by the book and legally then you could make a really nice home for a reasonable cost.

Pego is a small town and you can walk to everything.  However you really do need a car to get from an airport (Alicante or Valencia) and to get around the area and explore.

When buying a couple of pointers to bear in mind

Make sure you use an independent lawyer.  PM me if you want a recommendation of the person we used who was excellent. We signed a Power of Attorney with ours, so she did everything for us. 

Whatever the purchase price is, add 13% for taxes and legal fees.  

When you find something you want to buy, DO NOT hand over any money until your lawyer has done the initial checks.  Its really important to make sure the property is legal and has no debts against it.

Otherwise the process is very simple.   If your lawyer has POA then you sit back send the money when requested and just prepare to fly over and pick up the keys.

I lived in Pego for 13 years and love it, but as stated by the other writer, it is unlikely that the house you are looking at at that price is straight forward. There are some bad areas where you would definitely not want to live, and you need to know that the house has a licence of habitation and services to it. There are many many casitas that have been built illegally and if there is any problem, with legality, and old mortgage unpaid on the property, or any debt, this becomes your problem.

I would recommend you a good lawyer and also you will need NIE numbers before you buy. You can action those from the UK before you arrive

If possible could someone point out the parts of Pego to avoid as we are looking also, I've to told to avoid San blas ? 

Also if a solicitor is used will the house then be debt free

To be honest I don't know the names of the areas. But not wishing to cause offence to anyone either but the area known for where the gypsies live is notorious. If it is a holiday home you wouldn't feel safe leaving it empty around  there. 
You are best to walk around the area if it is in the village centre, look at the state of the street, just as you would in the UK. You must use a solicitor, go on recommendations, not the one the agent recommends, definitely no, especially if you're buying from Casitas in Pego. Can't say more than that. 
He/she should check out everything, best tip I can give you. Buying in Pego, get a solicitor from Denia, Javea, or anywhere not in the village!

Hola, you'll need to go to the registro de propriedad and give the address of the house that interests you. They pull-up the info and tell you everything. For your peace of mind. I'm going today.
