Costs for selling a property in spain

The Estate Agent fees in Spain are really high and generally ranging from 5-7%, some will charge a set figure of around 5000€, others may be even higher. You could try 5 Real Estate who take a lower fixed fee with no commission on the sale of your property.

The estate agents fees will just be one cost.  You will need to ask your fiscal rep to do a calculation for you regarding any tax for which you may be liable on completion of the sale.  It is very personalised as will depend on the price at which you bought, the price at which you sell, how long you have owned the property and how large the plot.  If you are not re-investing the proceeds of the sale in another property, or if it a second home rather than your full-time home, then you will probably be liable for capital gains tax too.  If you are a non-resident you may also find you have to pay capital gains in your own country too.  A portion of the sale price is usually retained temporarily (often months rather than weeks unfortunately) as protection against unpaid bills.  Plus you legal representation for the sale.

Who you use as an estate agent will depend partly on your target market.  If you have a property that will appeal to foreign nationals - Brits, Irish, Scandinavians etc - then you will need to use an agent who advertises widely to the foreign markets, and they tend to be the more expensive ones.  It is quite normal in Spain to use multiple agents.

How much do estate agents cost when selling a property and what other expenses are incurred . I would prefer to sell it myself if I can.
