Yet another new rule on holiday lets for owners
Legendary helpful member
I have just (finally) managed to get clarification from a lawyer on a new rule for all holiday lets in the Valencian Community. It doesn't (so the lawyer says) apply retrospectively to those who were fully licensed or had applied for the license before 9th July 2018, but is a new requirement for those applying after 9th July 2018.
All new applications for a Holiday Letting license made after 9th July will require additional approval from the local Town Hall.
At the beginning of May 2018, the Community of Valencia approved a new Tourism Law which gives the local town halls the powers to set the requirements for holiday rental licences. In addition to registering a holiday rental property with the Generalitat Valenciana and meeting their requirements, holiday rental home owners are now required to obtain additional permission from the pertaining town hall in order to rent out their property to tourists.
There are more than 500 municipalities in the Valencia Community, therefore the variants on the localised requirements are potentially vast! It is quite likely that some Town Halls have no procedure in place as such yet or have not yet defined their requirements. The chances are they will vary greatly and there is a possibility that some Town Halls may limit the number of approvals in the future.
As and when I am able to obtain further information on where the various local requirements can be found I will happily share it. For now, I don't have any further information. If anyone else has, or has been asked for this extra approval already, then perhaps they can post too. I am posting this info now just to make those aware who haven't yet submitted their applications that they may be asked to get local approval as well before they are given their license.
