We are due to come to Spain for 4 months and rent a short term let and House search would we need Residency or would it be better to come just for 3 months so confusing online

If you plan to stay >3 months, you need to start the Residency process.

Suggest you come for 90 days (max), find a house to buy, then go back to the UK while all the legal stuff happens. 

Once your house purchase goes through, come back and start the Residency process.

If your experience mirrors ours, you will end up living between UK/Spain for the first 6 months, so you have flexibility in the 90/180 process while your Residency is progressed.

When you find a home to buy, make sure you set up a solicitor and power of attorney before you return to the UK.

Then the legal process, NIE, bank account, utilities etc. can be done in your absence.
