Thinking of buying in San Fulgencio

Hello, new to forum.  Had put deposit down on property inbetween Murcia and Cartegena.  However, much thought this week, considering San Fulgencio, looks better but have not seen properties.  Are there alot of new builds, trustworthy?  What is community like?  good amount of shops/restaurants, and any public transport ?  

Do you like it there- pros and cons?  I am 54 White British female who has husband and children/grandchild.  we love golf and beaches.

San Fulgencio is actually two towns, upper and lower. Lower is mainly Spanish and not a lot there. The odd bar and shop but nothing much. Upper San Fulgencia is La Marina urbanisation. Lots of Brits (I think it has the largest amount of Brits living there than any other urbanisation throughout Spain). Highly Brit orientated with, it seems, and estate agent on every corner. Only about 10 minutes to the beach but public transport is extremely rare.

Obviously caters heavily to the Brit population. Cafes and bars especially with an Iceland shop just down the road between the two San Fulgencios. To my mind, the houses are very close together and some parts are very hilly. Just hope you get nice and non noisy neighbours.

If you want to mix in with fellow Brits it's the ideal place to be. Just don't look for tapas bars and paella stations. (although there may be the odd one there).

Thanks so helpful.  When I did the maths of where I put deposit down in Costa Calida and San F, was alot more for money.  Also, you are right, would not get deposit back.  Have a good Belgium agent working on my behalf.  Thanks for advice.

Purchase  the Costa Calida  property  stay in it for  a  while.  Then try to sell it if  not perfectly  Happy  in it. As  I have  serious  concerns  that your  Deposit  is gone plus if  you remove  yourself  from Purchase  after putting  down Deposit.  You  forfeit  the Deposit  plus seller is also entitled  to Compensation.  That  is  Spanish  law 😳  you can read up  on it. I  think  your Belgium  agent  is  heading  up a Dark  road. Plus  Seller  agents  will advise  to  collect  your  Deposit

Do not know the amount of deposit you paid but completing on the Murcia property and subsequently selling after a couple of years will be a very costly option. Taxes and other costs on purchase of Murcia property approx 12% to 15%. Then on resale, estate fees of about 5% plus 3% retention tax as a non resident and a further 12% / 15% on second property purchase.
Take care and work out the figures, it may be simpler/ cheaper to pull out and forfeit your deposit.
By the way, I have never seen anything re seller asking for compensation after deposit return. Maybe Sligogent can provide a link to this information.

Maybe confusing the seller having to pay double the deposit if they pull out. The buyer loses the deposit if they breach the contract.

Thank you Marcliff, that was also my understanding. I only mentioned it as I was a little  concerned that the OP may be worried about paying compensation if he cancelled. 

I hope the percentages I quoted were not too far of the mark.
