We went through an agency, we paid one month's rent, one month's rent as a deposit and the agency fee was also one month's rent. When broken down that's the equivalent to 3months. Private landlords we've had (two) havent paid back the deposit, but tbf to our last landlord we didn't pay the last month rent which was fair. 

If it's the woman in question that's bothering you and the change in prices then walk away from it, she maybe an official agent and also his friend, who know? You DO NOT need to pay a cleaner, that is a luxury that rich people have. If they keep adding things on top that are extra then walk away, don't let them take advantage. Some place charge for bin services and that's absolutely normal and the whole community pays for it and it's well worth it, that's the only extra we have ever had to pay

If she didn't find you the apartment and only met her through him on viewing then you don't have to pay her anything. For all this agro, just look elsewhere

Contracts are done by solicitors and only cost 150euros, we had ours done ourselves

Normally the keys are not handed over until the contract has been signed.  That is to protect both parties.

I have always thought that 1st month and 1 month against damages is standard. I have also heard of 3 or 4 months in advance being asked for, and paid if the property was what the tenant wanted.

I also know of some cases where  year's rent in advance has been negociated, reduction in the rent and security for the owner.

In my (40 years in Spain) opinion what you are being asked to do sounds a bit dodgy.

Agreed the deposit can actually just be seen as everything that's included. I think he should steer clear

Hi you are all ready worried about what is going on. If you are not happy about it walk away now as it will probably get worse. When contract is signed paying rent it will be a bigger problem.

Hi. I am not sure if this is the norm, but the two properties i leased asked for a two month deposit, but the two months is one month depodit and one month thst you should get back in full unless you leave before end of contract and do not pay rent, or there are electric or water bills outstanding. It is more a security deposit, but be warned, from my two leases the agent found something that meant i didnt receive that full month back at enf of tenancy.

Thats always the case here, they will find something your better off not paying the last month. They're not loosing money because they already have it plus that final month. Both agency and tennent will blame one another but it's unfortunate that it's money so they argue over it
