Hi all, I will be completing on my purchase of a beautiful old house in sax, I have brought this for a semi retirement home when I retire in a couple of years but in the meantime would like to rent it as it’s such a waste not being used. I need advice on what I need to do and maybe a local person to look after and run it for me. Thanks

Firstly you need to apply for a tourist licence to rent it on short term basis.

Plenty of sites around that show you how to do that. Here's just one but there are more https://www.spanishsolutions.net/blog/legal-issues-in-spain/tourist-licence-alicante/

If you are living on an urbanisation you may need permission from your administrators. Some ban it completely and others only allow a certain amount to be rented out. You cannot rent it or advertise it for rent until you receive the certificate and rental licence number. 

That link above is a company that does it for you. Once you have the licence you must register with the Guardia Civil and inform them of the details of the guests who are staying there each time You also pay tax on the rental income.

Is your property rural or in town?  If in Town then this link tells you all you need to know - there are slightly different rules for rural properties but not that much difference so it will still act as a guide.  Click on FAQs in English - this is an official Valencia region government website.

Before you can apply for the License you need the permission of the Town Hall in the form of a Certificate, I have no idea what Sax's view is towards holiday lets so best to go and see then.  As you have just purchased the property you can use the EPC and habitation certificate provided by the previous owner for the sale of the house.  There is new website for the registering of guests, fully operational supposedly from January when the Hospederias (Guardia Civil) website will cease to be used.  You will then also need to buy your official plaque and complaints forms.

Please do not consider letting your property for holiday purposes until you have your License and complied with all aspects of the regulations as the fines are huge if caught.
