Extend footprint of rural property in sax

We are considering purchasing a rural property in Sax which is approx 140m2 at present with a pool and in approx 10,200m2 plot of land.

We would like to increase the footprint of the property by approx 50m2 to 190m2 would anyone from experience think this would be difficult to gain permission from the planners to do this work

Which would be adding a bedroom and en-suite bathroom

Hi thank you for your reply that is most helpful 

No one has told which it may be either urban or rustic although the agent suggested

When he showed it us that we could build another unit on vacant land near the property !

It is situated about 2 km outside sax 

We with have ask the question of our lawyer !

Hello

The law in Spain is that you are allowed to build up to 20% of the land area - in your case 200 sq metres of building.  You should not have any problems with the Ayuntamiento in this regard.   Unfortunately you will need an architect to oversee the work - shop around, they are all desperate for clients.

Do not rely on anything the estate agent says, they are working for the seller, not you, and do not use the solicitor they recommend. Otherwise, as above, independent solicitor, architect and Ayuntamiento.
