Hello bad smell sufferers.

The problem that you have is caused by the crude, and unsealed, method that the Spanish builders have connecting the soil pipe to the toilet and the problem is easily overcome with a 5 minute of application of silicone sealer around the base of the toilet where it meets the tiles.   Make sure that you get right around the back!    The smell will be gone instantly.

We live in Moraira, have recently transferred from Septic tank to going on the mains wasrage.  Since then we too get the odure every now and then coming up through the bath plug, along with the occassional 'guest visitor'.  We found that when the smell is present, we light a few candles and within an hour or 2 the smell has completely gone.  Guess its one of the many highlights of living in Spain!!!

I've no idea about anywhere else, my neighbour had all his drainage system done  not long before we moved in 3 years ago. There was some damp in the party wall which was also the side where his drainage system ran. The wall has been completely dry since a few months after we moved in but the signs of damp were very evident. Definitely skimping just like the roofing tile overlaps. The walls are very tough and hard to drill, heat insulation is very good amazingly and it is easy and economical to keep cool or warm etc. We have had a few jobs done by various tradesmen from different continents and generally of poor quality. We have come to use local Spanish tradesmen and have been fine with them up to now.

Timing of replies!!

Yup we did the loo first! Then the Bidet. Followed by the crappy joints from the Wash basin which we later changed. Our rear neighbour had a flooding problem, that was fun tooooooo!

Hello all,

we live next to the Limonar area in Torrevieja, right at the edge of the lagoon and this problem has been present in the 5+years we have owned the property and with previous owner before + the rest of the community.

Bidet removed and piping sealed off so it can't be that, bath and basin in constant use so no dry waste pipes,WC bowl sealed, swan neck waste pipes fitted everywhere but no changes... there is no one simple reason for this occurring, every property has its own features.

In our area we notice this happens particularly before or after rain or damp weather, nothing to do with property itself but with sewer system. Agamed was out checking something with regards to that a couple of weeks ago.

Cockroaches don't usually like wandering up pipes in use but just in case a good old small diam. strainer in the plughole and safety vent will do the job.

I know I'm offering no solution to the specific case but hope it helps.
