Buyers fee.

Just want some clarification if anyone can help. I thought when buying a property from an estate agent that the seller paid their fees. 

I enquired about a property from a particular estate agent but they want 1000 buyers fee. 

It has put me off looking at their properties. 

Is this normal practice ??

The  Agency you are on  about  is 5. Yes they charge  a fee to buyers  but you can say to them  your  offer  includes  5   agency  fee.  No  it  not normal  to  pay a  fee when buying  a property. They are only estate agents  I  know  that  charge  a buyer  a   fee. They are a fairly  new  agency

...are only estate agents  I  know  that  charge  a buyer  a   fee. They are a fairly  new  agency

Thanks and yes it is five. We were working out our budget but when you add their fee on it makes it a bit much. I suppose that is the sensible way to look at it just deduct their fee from your offer. Maybe less chance of your offer being accepted though.

What you may find is that the same property is listed with several agents so it pays to do some snooping.

For example, when we bought our place in 2017, we initially enquired with Vincent Real Estate, viewed it with Citrine & finally picked the keys up from Casas Manuel.

Thanks for the advice. I have noticed a few of the same properties with different agents. We have just started looking again and it is a minefield. Hopefully arrange a trip out soon. Just looking for a wee bolthole to get away to whenever we can. Came out to view some last year that looked great online but were terrible. I wasn't happy with the agents for letting us waste a trip.

Good luck. It can be quite daunting initially but it's actually fairly straightforward if you get a decent lawyer on-side. They'll do all the legwork for you & help you avoid any nasty surprises (outstanding utility debt on the property, issues with the deeds, etc.)

We're just about to list our place in San Bartolome actually. It's a 2 bed, south-facing 1st floor apartment with plenty of outdoor space (large balcony & separate roof terrace) inside a secure gate so it's an ideal "lock up & leave" for holidays.

We'll do you a good deal if you're interested. £50k and it's yours...😉

If  you  put in  offer including  5  commission  you  never know  what response  you get

Property  for sale for different reasons  some moving back to home counties  others  just did  not work  out for them in Spain. 

You  can only  try. Nothing  ventured  nothing gained

Good luck with your search. Take your time, don't panic & don't try & fit a square peg into a round hole. There's plenty of available property out there so write a list of what you need & stick to it, is my advice.

If it's meant to be, it'll happen.

When I saw any properties that I liked on ads, when I enquired, I asked the agencies if they charged the buyer. They generally answered “It’s normal on the Costa Blanca/Alicante/Valencia blah, blah, blah”.

So I refused to see the properties with them. They still get the same amount of commission from the seller so I’m not here to make sure others get rich quick!
