You do not say if there is a window in this bathroom or not. If there isn’t, you’ll need to install another fan closer to the area where the condensation collects.  Could you hire a DEHUMIDIFIER or buy one?  This machine will collect ALL moisture from the room and may be your best bet.   Is it possible to install a window in the bathroom?

You mention that the gate of your urbanisation is not working.  Speak with your president and other neighbours.  Your gate should be locked and keeping unwelcome people out.  

Do you have aircon in your apartment? If so, turn it on to dry mode and this should remove moisture from your place.

Hello and thank you for reply. I bought it 3 months ago and been just twice.  My insurer's inspector has been checked the place and its preparing the report to hand it to the administration.  I'm just wondering who ll be paying for the repair? And how long foes it take in spain?  There is no window and no ventilation.

When you say "handing it t the administration" do you mean the administrators for the complex that you may be in, or your administrator/solicitor?

If you are involving he administrators of the complex, then I think that you will be wasting your time, they will have no knowledge or be interested in any issues with your building, and will expect you to deal with these yourself - which you seem to be progressing with. Just make sure that you are using a proper legal person

To follow up to Steve’s reply’, attempting to involve the administration of the property is unlikely to achieve anything. They are extremely unlikely to have had anything to do with the construction of the buildings, so ventilations, condensation etc is not their concern. Remedial works are down to you or your insurers, and, depending upon the age of the property, the original developers. Unfortunately I doubt you will have much success pursuing them.

Hello, the problem is  there NO VENTILATION ( normally it's going to te roof from the toilet - it's a construction law ).  They have renovated this place 2 years ago and someone had not done it, as they are idiots.   The tiny fan from the bathroom is going above the siling.  NOT OUTSIDE OR THE ROOF.  and there is no window either.  I hope insurer ll be fighting as they have been really angry when came over x

I think you should wait for the insurers report. Perhaps they'll cover all the costs.
