Just to digress from my original comments...

As you may know, I needed to sell my property, to enable me to 'move on'...

I approached an 'agent', and requested a 'quote for them to sell my apartment, and was quoted: THREE THOUSAND EUROS + I.V.A!😨. 

I then thought that I would 'shop around', next one: FIVE THOUSAND EUROS + I.V.A🤣!

All of this, just to sell a property at just 27k!

Well...THEY say: 'That's the norm around here'... IS IT??😯.

Well My friends, I sincerely hope that this particular bandwagon runs out of fuel, the sooner the better, because I DO believe that many people, who buy and sell, just 'go with the flow', to reach a fast solution, excited by what they are trying to acheive, and some of them, are probably walking into something that they lose sight and control of.

As said in the national press recently: 'How do these people sleep at night?...I wouldn't even rip my granny off for ANYTHING like this!

I now rest my case...Thank you.

So Bryan, what would YOU see as a fair price to sell your property? Bearing in mind that agents bear the cost of advertising,(which is expensive) accompanied viewings, staff wages, office costs, paying autonomo, fuel, tax, taking buyers for NIE's, in many cases arranging and accompanying them to solicitors, attending the notary, arranging for utilities to be changed over, dealing with any architects in cases of discrepancies etc etc etc all with no outlay upfront to the seller.

It may seem disproportionate when the price of the property is low, but all these things cost the same amount whether the property is for sale for 20,000 euros or 200,000 euros. Many agents charge a flat fee and don't make anything at all if they don't sell the property. There are some unscrupulous agents out there unfortunately, but there are also some genuine, hardworking and very helpful ones too.

I presume when you were working, that you worked for nothing on the off chance that you MIGHT be paid? NO - thought not.

Thank you Charlie...Points taken...

I was in business for more than forty years, and as you stated, had I myself found it necessary to pay AND do ALL of what you describe, then I would definately be in the WRONG business, and In would get out of that FAST!

MY 'legal paperwork', was all completed by a 'third party', where I saved a LOT of euros/commissions etc, and I was VERY happy with the results.

Thank YOU for your comments Charlie, but I feel that we haven't heard the last of this...

Is it not possible for someone (Bryan995) to just air their views without people attacking them. 

Its seems that some of the members on this forum wait for a post and jump to attack, from the safety of their computer. And probably wouldnt dream of answering so rudely face to face.

Good morning Ray...YES ...My Spanish financial advisor, did a GREAT job for me [email protected]

What I am highlighting here, are the 'fees' demanded by estate agents.

I know of a few agents, one of them lives in a VERY nice property, AND has a fleet of cars at his disposal, so SOMETHING seems to be working?

As I wrote to Charlie...If it IS necessary for these people to levy those charges, then request a 'reasonable' fee, for services rendered, NOT extortion! It's NOT our fault, that they need to    operate in 'posh offices'. My mate Steve, has now got rid of all the headaches, and now operates solely 'on-line', and it's WORKING for him!

Because of these 'charges', I am now unable to sell, and I am STUCK here! Why should a potential buyer have to fork out what could be MANY thousands of euros, JUST to satisfy the demands of 'estate agents'?

Car rental companies are just the same, screwing EVERY cent from customers. I KNOW that it is 'free enterprise', but c'mon, let's be reasonable!

We don't all live in gilted palaces, some of us, are ORDINARY working people...

My experience is that agents ask about 6% of the asking price. That's 5% plus IVA. I believe in England they only take 1 - 1½%. If, as usually happens an offer is made, part of the negotiations involves bargaining the commission down to make the offer accepatable to both parties. I was taught long ago that the value of anything is "what a buyer is prepared to pay AND what a seller will accept". Thus when a shop says "Now £5 -  worth double", I ask - "Why don't you sell it for £10?"

I have never seem a flat fee quoted regardless of the price achieved - I would never agree to that - you could land up with getting €4000 and payng €5000 commission!!! 

Agents should not be involved in the legal process. You find and pay your own lawyer - otherwise you have a conflict of interest which means you can't be sure the lawyer is acting only for you. As for changing the utilities to your name, the lawyer would usually help with that and with any other technicalities. The agent is a salesman - nothing else though I would agree that some will go the extra mile - but be careful!

Not sure if that post was mean for me (Ancient Printer)? The printers in question were buried at the local cemetary with full military honours a few years ago!

The catch is simple: you pay up front a lowish non returnable fee (as with many operators) or you pay a very high fee ONLY if the property is sold. Take your choice. We paid Rightmove for six months offering a three bed house near Denia for €100,000 - NOT A SINGLE ENQUIRY thought we paid €212,000 in 2005. Who says the market is buoyant? Oh and another tale. We paid £300 to another fee up front site over 5 years ago - you've guessed it NOT A SINGLE ENQUIRY IN FIVE YEARS!!!
