...es that have small bathrooms because they obtained the license before the checks were made.  Everyone seems to agree the bathroom size is ridiculous but it is there in the regulations so can't do anything about it sadly.

Thank you, what I don’t understand is I thought I had done all my homework on letting out of holiday rentals , and not once did size of rooms come up on anything that I had googled, it said about taxes , what you need to have in place ie insurance, fire extinguisher etc and the signing in of all tourists etc etc. I had done the same in Turkey for a number of years with no problems at all and I thought they were pretty strict , but compared to Spain it was a walk in the park.

It was ignored for a long time. so no one publicised it.  It really is sadly a case that had you bought two years earlier then it wouldn't have mattered because they really were not bothered about it, despite the regulations on bathroom sizes, and it was quick and easy to get a license - just a few weeks and no Town Hall involvement.  You an still seasonal let which might help fund the alteration to the bathroom.

Thank you again, the one thing putting me off any type of longer / seasonal lettings  are the horror stories I have read about , neglecting of the property and getting them out if they don’t want to go, it seems the law is on the side of the renter not owner sadly .

Thank you again, I will, anything will help at the moment, I have had numerous agents saying they can apply and get the tourist license for me and that my shower room is fine and I know for a fact it isn’t , 🙄

Lift (if the accommodation is situated on the fourth floor or higher)

Stairs

Heating 

Wall power outlets in all rooms and a fuse box

Hot water

Evacuation plan displayed at the front door of the accommodation

Emergency telephone list

Information about local attractions and places of interest

Air conditioning - Primera and Superior only

Heating - Primera and Superior only

Swimming pool and/or first line beach - Primera and Superior only

Security box - Primera and Superior only

Internet access - Superior only

Garden (can be a common garden) - Superior only

Room Sizes (min. m2 space) for Standard (Primera and Superior are all larger)

Main bedroom including wardrobe     10 m2

Double bedroom including wardrobe   8 m2

Single bedroom including wardrobe   6 m2

Per person sharing room i.e. per bed   3.5 m2

Living/dining   14 m2

Kitchen*   5 m2

Bathroom**  4.5 m2

*The kitchen should be equipped with a hob with a minimum of two burners when the accommodation doesn't exceed 4 guests and a hob of three burners or more when it exceeds 4 guests.

**There must be at least one bathroom including a bath with shower, washbasin and toilet and/or a washroom with a shower, washbasin and toilet.


A studio apartment is defined as an accommodation consisting of a living/dining/kitchen area with separate bathroom (minimum of 24 m2 for Standard category).


Rental accommodation should be furnished and equipped appropriately, with the following:

Cutlery

Kitchenware and appliances

Bed linen

Curtains

Kitchen appliances

Fridge freezer

Electric grill/griddle

Oven/microwave

Extractor fan and smoke alarm

I've heard that applications are now taking 8-9 months to process, but some Town Halls are not issuing certificates.

Not in Valencia (inc Alicante province).  You cannot even start advertising a holiday let without your license as the Tourist License number needs to be displayed on all marketing material, including on-line ads on social media.  You also must register with the Guardia Civil to enter the passport details of guests using your own personal log-in details, and you cannot register with the GC until you have the License.  You must also display your official plaque which has the number on it, so you cannot get the plaque without the License either.  Beaching any of the holiday letting Licensing regulations can result in very large fines.  

Every province sets it's own rules regarding the License, so it may be allowed in other areas of Spain.

I have my Tourism Licence but I need to register this at the police station in Torrevieja.. 

unfortunately I live in the UK so unable to travel until quarantine restrictions are lifted 

Must I do this in person or can someone do it for me ? 
Is this straightforward to do if I do it myself? How far in advance can I book an appointment as my next possible flight is not until August 16th ..

I asked my accountant but he doesn’t do them might try my solicitor as that’s who has my title deeds
