Yes waste of time taking it out but could be nightmare if you don't and you yourself are the culprit.

Not of much use if not a statutory body. Voluntary bodies have no power nor sanctions.

We have 2 bed apartment,  we insure with mapfre,  €185 buildings and contents,  always read the small print,  does it cover for earthquakes,  water damage etc, fingers crossed never claimed yet,

Been with Mapfre for 17 years always paid on time by Direct Debit. We got flooded last June 2019 from apartment upstairs. No joy from Mapfre they are rogues. By December I had to arrange my own builder to sort out. New kitchen , get rid of mould and repaint. Cost me over 5000 euros. On top of that the apartment was uninhabitable. So 3 visits to Torrevieja cost an additional 1000 euros flights and renting alternative accommodation. Good luck you need it.  Feliz nust shrugs her shoulders.

As you say, you can only recommend an insurer once you've had to make a claim, and based on our experiences, I wouldn't hesitate to recommend Liberty Seguros.

That's great advice.  I will look into changing my insurer to Liberty at my next renewal.

Make sure you give at least one months notice otherwise you will end up having to stay with the current insurers.  We’ve just learnt the hard way. We were 2 days late giving  notice and we’ve now had to wait until next year to change insurers. I’ve already given notice - not getting caught out again. It’s the law in Spain.

I see you're from Rojales?  I LOVE Rojales!!

Long story short.

But for visiting Rojales almost by accident one lunchtime I may not ever have bought my place in Spain.  I'd been saving for years and planning to buy and then I had a particularly rough week (few weeks and months actually) at work.  Flew to Spain, checked in to Hotel Playa de Guardamar, and even into the next day I don't think I'd ever felt so stressed in all my life. I decided I was going to quit my job and that would have ruled out buying a place in Spain.

But I decided to go for a drive with my mum and I saw the road sign for Rojales.  I'd saw it on 'A Place in the Sun' and thought I'd check it out.  About an hour later, sitting in a cafe beside the Segura, underneath the trees sheltering us from the sun, enjoying a cold orange Fanta and some Russian Salad, every care I ever had in the world absolutely dissolved as fast as the ice in my drink.

I went back to work like a lion rather than a lamb and I got things well and truly sorted!  The rest is history.

I always visit Rojales anytime I'm across and I also went to the Moors v. Christians fiesta in 2019.  A fantastic wee town and I can't praise it highly enough!
