Hi All

Can anyone please advise what the procedure is in Spain with the following circumstances:

I have rented my flat long term, the tenants have been there more than 3 years and are still only paying the amount that was agreed 3 and a half years ago due to lack of info on new law from my selected agent until it was too late for action.

I am aware that due to the covid situation, work in hotels has dried up but I haven’t received any rent since February 2020 and the only communication I have received is

‘Well you know the situation’.

What are other landlords doing in this situation?. I accept this is a genuine crisis situation but I feel disappointed at the lack of concern and no plan of action for the future from the tenants ?

I look forward to any advice please.

Thanks & stay safe 🙏

https://www.idealista.com/en/news/property-rent-spain/2020/04/02/7465-what-spain-doing-help-rental-tenants-during-coronavirus#Evictions

This article states that there can be no evictions but also states that loans are available for tenants to be paid back over 6 years. It may be worth pointing this out to your tenants as they may not know about it.
I can only assume that the tenants have paid without problems up to now and we all know the situation, it is financially crippling a lot of people, none of whom asked to be in this position. It will be very difficult for your tenants to plan for the future at the moment.
For your legal standing, I would speak to the agent to start with.
