Hi Craig,

Can I ask who your energy supplier is, we are with Cox Energy and paying anything between €22 and €28 per month when we are not there.

Regards,

Frank.

Hi Frank,

We're with Iberdrola. I think we're on 3.3kw potencia which is the lowest supply option I think

I'll pm you some info later today, that'll give you an idea of monthly costs. Someone did that for us and it was really helpful.

A lot of people think there's no costs when your not there which is sadly not true. Your'e doing things the right way round👍

Do people really think this? They must know if they own a property in the UK that there are costs even if they weren't living there.

Many people are surprised at the ongoing costs for an unoccupied holiday home.

The lad that started the thread wasn't one of them, he knew there was costs but wanted realistic figures. Good on him.

TV programmes like a place in the sun whilst useful, very rarely mention the costs when buying a property, not even the community fees.

Hi Craig,

Thanks for your quick reply, I’m going to look into it more, I don’t know how they calculate their prices, Dec €22.45 Jan €27.01. up and down every month.

To be honest I think we’re on a higher supply.

Thanks

Frank.

Hi Frank,

Yes, It sounds like you're on a higher potencia.

Also, ours changes monthly up and down a bit. If you access your bill you'll probably see that each bill is for a different number of days which affects the price. I suppose it all depends when they read the meters in the street or the readings are taken via smart meter.

I remember thinking someone had been in our house because the bill was a few quid more than the previous month and we hadn't been there 😂😂

Hi - I have a small 2 bedroom apartment (holiday home) in Algorfa - when I'm not there, I pay around €24 per month electricity (iberdrola) & around €27 quarterly for water (hydraqua). My WiFi is pay as you go with vegafibra so I pay a daily rate when I'm there but no charge when I'm not. ...

...You also need to factor in twice yearly bins charge (collected by SUMA - we pay about €27 each time) plus annual IBI (sometimes referred to as SUMA) which is dependent on the value of your property - ours is about €187 annually). You also have to complete an annual tax return & pay an annual non-residents tax (varies depending on who does your return or if you do it yourself). Then you have annual communal fees depending on where you buy and you will need buildings & contents insurance. Some/most Spanish banks also charge a quarterly fee for your non resident bank account - ours is €35 per quarter with Sabadell. We transfer a set amount each month from our UK to our Spanish bank account via Currencies Direct and then all our bills go out of our Spanish account by direct debit. In total, I would say our fees add up to around €1800 - €2000 per annum but that includes the increase in utilities and WiFi charges when we're actually there. Hope that helps 🙂

hi you mentioned anuual tax returnes i bought a house in the la zenia area and pay my bills via

a bank account water comunity charges ect. i did not know about the tax, i am a bit worried that if i was sent a bill ,i dont know as i cant get over and dont want to get into trouble. would you know who i wold need to contact to find out, dont want to be arrested at the border, (only kidding).

You need to pay non resident tax. Search MOD210. It is due around September for the previous year. Due quarterly if you rent.

Your IRNR or non residents tax is due this December for last year.

You can calculate and pay it yourself even from the UK if you want to or Angar Taxation can handle it for you. They charge €20 plus whatever the tax amount is to calculate and pay it. If the property is jointly owned its €20 per person as each owner pays the tax.

Google Angar Taxation or follow the link below to pay it yourself. At first it will appear really complex but once you've worked through the guide its not too bad.

Hi Craig,

I don’t think we have paid IRNR tax, that’s another one you have helped us out with, will have to look into this tomorrow.

Thanks again

Frank

Bear in mind Frank, they don't send you a bill or remind you. It up to you to pay.

You always pay for the previous year so depending on when you bought your place last year's may have been paid by the previous owner.
