I can only go off costs where I am looking (also daily). I accept that there are cheaper properties in other areas. I don't need to go on rightmove as I am looking at buying in areas where I can look after them too, without too much travelling. Prices are rising here albeit slowly. Also some agents are keeping the costs down to move them more quickly. My property is probably just about back to its original value now, before all the additional costs of pool etc.

El Campello is more an area where the Spanish tend go on holiday so not a massive ex pat area. A lot of second homes for people from Madrid and Barcelona.  Denia, if I remember right seemed to be a very Dutch area when we looked there.

I am looking probably mid next year to buy another but in town for longer term rental (better tax relief). Here they tend to be averaging 140,000 plus costs. some cheaper (but if you add the cost of modernising from standard Spanish then getting back up to same price), some dearer. Naturally I want to pay nearer to 100,000. One 4 bed I rang up about was 475,000 euros, just saw the Se Vende sign outside so didn't know much about it. Naturally I gave that a very wide birth. 

I see in your area (Beniarbeig) there are also widely varying prices. If i go on property search the first was villa over 700,00 euro and then an apartment for 70,000. I can't say what the area is like for 70,000 euros but that also has to be taken into account in both cases of, living there yourself or renting out. I would personally prefer to rent in a nice area than a bit of a ropey one.

I'm looking at a return on investment so close to amenities if long term, closer to the sea if holiday rental.

The other thing I was trying to point out about the television is, the programs on TV tend to be about 4 years old at least. There were loads of bank houses available then but these tend to have dried up, but people are still expecting to come and buy property for 60 - 70,000 with a pool and next to shops and the English pub, . 

Again there are some repossessions available in largely ex pat areas where people handed keys in, and went home, but they are few and far between now.

Well I see the hike up didn't last long. Peaking at 1.20 after the election, now back down to 1.1673.

Yep on poundsterling.com its listed at 1.1735 as I post this.
