Hi All

Does anyone know if the smaller sized bathroom problem can be overcome with the addition of another small bathroom?

If both bathroom total more than 4.5m2 would that meet the criteria? 

If no one knows, can anyone recommend an expert in the Denia region who could answer my question?

Hi there, renting a holiday home or B+B is possible any where. Because your B+B will bear your personality and this is what people will be attracted to. However, I suggest o you to rent for a year, while waiting for clarity with Brexit. Do not get panicky because of Brexit and buy before things are clear and your decision is solid. When we get fed up with the weather and Brexit in the UK, we make decisions that come from running from Reality. Lots of luck to whatever you decide in the future. Lu

Hello Steve, no, that won't work, it is the main bathroom which has to be 4.5 m2 and this seems to be the main problem with many properties. I think the trend is going towards more en-suites rather than one large shared bathroom and it seems strange that a 4 bed with one large bathroom will be approved whilst a 4 bed with 4 smaller en-suites with a separate toilet for general use won't, but I know what I would prefer. If a property has en-suites, the larger family bathroom would end up mainly being used just for the toilet.
Maybe the authorities will reconsider this in the future.
I think I remember DaveBev1 mentioning in another thread about a dispensation from the Ayuntamiento so maybe this is something you could look into.

Luna34, it is only possible to do so legally if you get the correct license!  A BnB is a business and must be licensed as a business and comply with the requirements for such a business (fire and safety standards etc), a holiday let needs a Tourist license so must comply with the requirements set by each region.

The bathroom size is an issue and the most contentious aspect probably of the Valencia requirements.  However there are properties that don't have bathrooms that size that have a license - either they were registered before checks were made or they have been granted an exemption from that requirement by the local Town Hall.  The latter is, I understand, unusual but has happened with older properties or in areas where the authorities are keen to promote tourism.  It does seem a quite arbitrary requirement - you can live in a house full-time with a smaller bathroom but not stay in it for a week! - so if anything is likely to change I would imagine it will be that at some point.  But every region has different rules so elsewhere in Spain bathroom size is not necessarily even mentioned in the criteria.  Always worth approaching the Town Hall to have a chat and see if they would make an exception.

It is all very irritating ... been trying to buy a specific place for the last 3 month. Now in the home straight and come across this issue. Sometimes wonder if I should even bother buying in Spain and just look in another country

I have had a B+B for 10 years in the UK. So I do know the in and outs of it. I have also employed a person from Germany which worked very well while I was working as a preventative therapist from home. Anyone who opens a business always have to find out all the legality of it. But to keep Bed+Breakfast going it is dependent on the person who runs it for it to be profitable. Lu

Hi everyone, is there anyone who is interested in renting a house of 3 bed and 2 bath for 6 months starting in the beginning of December 2019 as I cannot be in Spain during this time. I want to sell my home in Croydon and move to Eastborne. As this will take time sometime, I decided to let my home in Cabo Roig.
