Best area of Denia to buy a house?

We have taken the plunge to leave UK and are looking to buy a house in Denia to use all year round. We don't like living in too remote areas and like to be within a walkable /bikeable distance from the old town. 

We personally don't like to stay in urbanisations and like more local areas. Any suggestions of areas to buy would be really appreciated.🙏

Ps. Our budget is about 350-550k euros.

You'll need a Visa to live permanently in Spain, plenty info on that elsewhere on the Forum.

Denia is a great place to live. Very up and coming, lots of money coming in from Valencia and Madrid. Difficult to recommend a specific area but maybe have a look at Santa Llucia. That's an area south central on the map, just back from the Marina de Denia (not to be confused with the Marina at the Port). Your budget is a good one and it's a buyers market.

Remember to budget for 12-13% on top of your purchase price to allow for property tax and fees.

Never pay money to an estate agent, ever, and always use an independent adogado (solicitor).

As Dinnerout has said that you will need a visa to live permanently here in Spain. You will need to meet the income and healthcare requirements. 

Income requirements for a couple would be around €32,000 per annum and private healthcare paid up for a full year. 

If you get your visa I would suggest that you rent somewhere for the first year.

Thanks so much for your Advice Steve. I have business interests in Valencia so hopefully the visa side should be ok but appreciate you highlighting requirements. (I assume they count personal rental income) 

After alot of research, we felt Denia ticked most of our boxes as we really didn't want to be in too sleepy a village ( although Javea gave it a good run for its money) 

The advice given so far on areas has been, Las Rotas, Marineta & Santa Llucia areas. Any personal advice on these areas would be genuinely appreciated. Ps. Are there any areas that can flood easily as I see Denia has had previously problems with heavy rain?

Hi Colin

Marineta usually refers to the small beach beside Marina de Denia and the area just behind it, that's actually slightly closer to the town centre than Santa Llucia.

Les Rotas usually describes the long strip close to the coast bordering the CV736 Javea direction. Definitely avoid the beachside areas just to the north of the town. Packed out in summer, dead from November to April.

The areas you're considering are all nice but there's no substitute for driving around and getting a feel for the locations, maybe viewing a few properties as you go.

Denia is (in my view) better than Javea. Javea old town is 1km from the coast whereas part of Denia old town exists right at the front and back to the castle, easily walkable and very attractive. 

Javea may have more eclectic restaurants but Denia has some very good ones too, and probably the nicest Spanish working town in the area. (Except Altea which has cobbled beaches)

The flooding didn't affect the areas you're considering but it went 6 inches deep as far back as Placa Benidorm in the town (opposite the Port)

Hi Chris, you may well have found a place to live by now but just thought I would put two pence worth in!

My wife and I bought a holiday villa in Denia about ten years ago from my mother and husband.

At the time the posts on many forums were commenting on how much better Javea was on comparison to Denia, we were concerned we were doing the right thing by buying in Denia at the time, but after ten years of holidaying we know it was definitely the right choice for us. Javea has its niceties but we love Denia!

We try to get to Denia (in normal times!) 3 times a year with our two kids.

Our villa is under the Montgo in Club Galeretes, which offers mountain and sea views I think it’s a great location, there are a couple of restaurants in the area but the town centre is only 10 mins drive away, Les Rotas five mins, and being on the south end of the town Javea old town is only a 15/20 min drive over the hill.

Hopefully we’l be able to retire there perminantly one day…..

Hi Colin168,

We are in the same situation as you, we are moving to the area in a year or so, our budget is 400-500k, still undecided on Javea or my favourite Denia.

Have you now taken taken the plunge? I would be interested in your final choice of location and the factors that decided it or you are willing to share them.

We will be coming on a NLV but want a Villa 3/4 Bed pool not a new build, being able to cycle or walk to the Town is a must, would prefer leaving the car for shopping trips only.

We are visiting in June to look at some areas, always looking at these forums for inspiration and of course learning from other people.

We have all the Visa requirements in hand, coming over in Oct to sort out our NIE just need to decide on actual location now...should be easy !!

Hi, our family will be relocating to Denia in August this year, we chose Denia after hunting around the local areas as it was easily our favourite place. We will be in the Montgo, a few minutes drive to the town , and 2 min walk from Bar El Campus!! Denia has everything we need , old town, Marina, port, shopping etc . 
Our daughter will attend Lady Elizabeth School . 
it can’t come soon enough for us we are so excited.

We have been in denia over y years now,when you ready to come over get in touch ,we would be happy to help you and my husband is a chartered surveyor but retired but helps if your not sure about matters .
