Hi there,

Does anyone on here live in El Montgó denia and if so have you any advice we need to consider when buying a villa there, are there some areas that are better than others from the perspective of winter sun, safety and resale value. As a whole can anyone recommend areas in denia that are considered desirable to have a home in please and thanks. We have spoken to some estate agents regarding this and most of them are just interested in getting us out to see houses whereas we would prefer to identify a good neighbourhood and then find a house as opposed to a nice house and hope we like the neighbourhood

Just an off the wall suggestion, but have you considered areas a bit further out? You'll get more for your money. I live in Urbanisation Les Basetes on the edge of Adsubia village. There are at least two villas for sale here at the moment. It's a nicely kept, clean, safe and quiet urbanisation of about 130 houses at the start of the Gallinera Valley, but only five minutes drive from the nearest small town (Pego) where you'll find all the services, fifteen minutes from Oliva and the nearest beaches, and twenty minutes from Denia.

Adsubia village has three bars, a couple of shops and a very good GP surgery. It's a very friendly place with a multi national residency.

The only downside is that you'd really need a car to get around unless you want to rely on and pay for taxis, which some people do.

Maybe you really want to be close to Denia, I don't know what your situation is (retired, working, kids, etc) but I thought I'd throw it in for you to consider. If you are flexible about where you live, I would really recommend a look.

I own a rental on the Javea side of the Montgo. I live in a small village 15 minutes from there.

The Denia side is.....obviously the Denia side and there are some lovely properties but as you are obviously aware depending on location some don't get much PM sun especially in winter. The Javea side does.

But, a well positioned property on the Denia side could get more sun than a badly positioned property on the Javea side. If that makes sense..

My advice is always to visit a potential purchase in the off peak months when the arc of the sun is lower, do this 3 times in one day, eg 10.00, 15.00, 19.00 to see where the sun is falling. 

All property needs adequate security, I dont think any one area has a bigger issue than any other. The more remote and secluded, the better your fences walls and gates need to be. The area has a low crime rate but owners are rightly careful not to advertise bad security.

Resale value.... the Javea side has always been strong on resale value. But these are uncertain times. It's down to the buyer to negotiate the best deal. Once you add your buying costs of 13% onto the purchase price it will take time for the market values to increase to absorb that.

Denia, as you probably know, is beautiful and I much prefer it to Javea where the old town is so far away from the coastal part of the town.

You're welcome Alice. My advice would be to book a holiday for example October or March, spend quite a bit of time viewing different properties in different locations. If you're prepared to go back from the coastline just a little you will get better value for money, but it just depends what compromises you're prepared to make.

Can i ask about the winter sun in les basetes, are there any issues with it like in el montgo or is it a fairly flat area

Hi,

We live on the Montgó near the top where the colonial path which is wonderful for walking. We have the most spectacular 180 degree views over Dénia town and of the sea. We love it here it’s very tranquil. We are selling our villa as we are getting on in years and the plot is big with a terraced garden and swimming pool and several steps between the levels. I’ve had some health problems recently and we are finding it hard to keep up the maintenance and garden work. Yes we lose the sun for a few weeks in winter but for us being high up with fantastic views was more than enough compensation for us. Dénia is a fabulous place and I wouldn’t want to live anywhere else. There’s always something going on here and the population is a great mix of Spanish and other European nationalities. Hi Hazel,

Thank you for your reply, it was very informative. We have been looking at a few properties and one of the criteria we have is for as flat a plot as possible and a villa ideally on one level so as to future proof it for us! How do you find denia during the winter, we are hoping for a winter sun home rather than all year round, what are the temperatures like?

Also some people have indicated that it can be quite humid on montgo, would that be your experience?
