Advice on Issues with the community reducing facilities

Hi 

can anyone advise on what can be done when there are insufficient number of people paying their community fees to maintain the communal facilities such as the elevator and communal pool.

I have a 3rd floor apartment and suffer from arthritis in both knees and the stairs are becoming increasingly difficult.

Hi Carrie, on reading your post, is it correct to assume there are not enough people in the apartment block or is it there are enough people but some do not pay the annual Community Charge ?

Thanks for the fast response. It is a mixture of both, not enough sold as some still owned by the builder and of those owned not all are paying their community fees, this has been the case for more than 10 years

Carrie, I know of cases on urbanisations were individuals have not been paying their Community fees.  

A solution found effective was to install a digital access control to the entrance gate of the Communal pool and codes only issued to those who were fully paid up on their annual Community fees.

You say yours is an apartment, therefore the lift would be not possible to restrict access to but not sure if access to the swimming pool could be controlled .

I believe that the facilities of the lift and the pool have been  taken out of use due to the high cost of maintaining them and there is not enough money being paid in to the community by the few people who are paying their fees to cover this cost

There are several apartments who have accrued a debt of these fees over the past 10 years

I don’t know where to turn as nothing seems to change from one year to the next

Carrie does your Community have a President and an official Administrator , if so have you contacted them over this issue?

Yes there is a President and an administrator

We used to get updates on the community such as AGM and copies of the annual statement detaining what was paid in and out, but not had that for a few years now. 

No response from Administrator but the email address we have is from when we bought in 2007 so not sure if it is still vslid

Carrie, I think contacting your Administratir is something your President should be doing ASAP.

If you dont have any communication  from them ,then who is handling the funds paid in each year ? and are these Administrators  taking their annual maintenance fees ?
