FLOODING AND BREXIT

Hi All, 

I’ve recently been to Xabia and love it, I’m looking to buy a holiday home there but I have two concerns, I’ve read that 50%of the Xabia population are Brits , is there a lot of talk of selling up and leaving? Also, we’re looking at ground floor apartments near ‘la siesta’ with easy access to a pool, but should I be concerned about flooding and is insurance (building and contents) expensive because of the flood risk?

Hi, Steviedon,

The last I heard some few years ago was that Javea had 51-52% of Foreigners, not just Brits.  We have Russians, Sth. Americans, EU & Easter EU citizens etc. though probably the largest % of foreigners would be Brits.  We have been here 27 years come "Guy Fawkes Day" this year!  I have not heard of vast numbers selling up but then maybe I'm deaf!!!  Those that you think may sell could instead take up Spanish Nationality/Residency so you will be waiting a long time for cheap 'forced sales' to appear.  Do you want to wait for a 'distressed sale' or get on with your life in Javea?

I'm in a different area - though travel around a bit.

Cannot say i've heard of anyone wanting to leave i've seen regarding the brexit - in fact i'd say the opposite, seen a people wanting to move out, just holding off the last step, as have 'Brexit concerns' - though most are not sure what exactly they are concerned about...

In terms of water and property - we have a frontline flat further down the coast in Guardamar - no issues or expensive building insurance (re-water). Obviously, insurance will vary depending on the specific location and the value of the flats.

If issues of water / global warming etc - how high is the building above sea level?  Is there any history or evidence of flooding previously, anything you can check, underground garages etc?

I do not think there is a high risk of flooding unless we get a substantial and Biblical amount of rain, something that is a rarity here as it is, and especially due to all the global warming (allegedly) that's been going on. In all honesty, your more likely to suffer a Tsunami living near the coast due to the seismic activity here, and even then the chances of that would be slim. Obviously it's something to bare in mind but i would buy where you want to live and don't worry about it. More chance of your place getting hit by lightning. I know people that live around the La Siesta area and the insurance is not much different to any other similar sized property elsewhere, although you could argue that being in such close proximity to the main city of the area would increase premiums. I know this is the case with SUMA fees.

As for Brexit, it will provide a huge amount of turmoil for the nation of the UK and it will be likely that many Brits will wish to relocate to another country. On the other side, with the pound exchange rate likely to fall flat on it's arse, it is probable that this will impact many expats who rely upon their converted pensions in order to upkeep their lifestyle here. This may well mean that many expats will have to move back to the UK. My advice is to do whatever suits you and enjoy it while it's there. You can minimise risk but none of us are guarenteed tomorrow.

On the subject of flooding, we had torrential rain for a few days at Easter this year that led to widespread flooding. The road from Torrevieja to Quesada was heavily flooded and closed for a time, as La Siesta is off from this road some parts of it may have been affected, I would suggest you speak to residents around where you are interested.

John makes a very good point. From what i saw, the areas of San Luis/la siesta were not affected, although i don't know everyone who lives there.
