Copy of habitaciones certificate?

Bought a property  15 months ago, selling now but haven't  got a copy  of the habitaciones  certificate ( seller must have had one aside here for many years, and so it  must be under 2 years old!)  So wondering  how I go about  asking  at the town hall for a copy ( paper,,email , pdf etc).

Any particular  office or department  in la nucia  Town Hall or online that deals with and can assist with obtaining  a copy?

Thanks in advance  for any knowledge you may impart!

Did the solicitor who handled  the sale not keep a copy?

I asked a few times and they said we will get the energy  certificate to me but never have or the habitation cert.  Thinking  it might just  be quicker  just getting a copy from town hall / online etc

Thanks But with us only  purchasing 18 months  ago, a new architect report  wouldn't be required just a copy of the cert from 18 months ago ( no idea who supplied that one).

  isn't it a legal  requirement  for any sale similar  to the energy  certificate so it must be somewhere.

Understood, but the reason I ask is that it seems odd that the abogados claim not to have had it? It would not be unknown for it not to exist.

Yes I can see that is a possibility  as they have made a almighty  cock up already  ( we found out through an estate  agent we own the house BUT NOT The land, gardens driveway  etc the previous  owners  are still on the land registry as owners,  just had to pay €1300 to notary  to hopefully  ammend this otherwise  we cannot  sell!)  Sellers solicitors,  mine, notary are all keeping  quiet but one , two or all of them were guilty  of not doing their job, so much for  due diligence,  Albir  solicitors,  both companies btw!!

Hi Albertto,

There should have been either a first Certificate of Habitation, which expires after 10 years, or a second certificate, depending on the age of the property.  Although these certificates are supposed to be renewed at expiry, in practice it's usually a sale that prompts a renewal, if required.  Your lawyer ("abogado") should have asked for it from the vendors - this article from my tax advisors, Abaco, should give you all the information you need:
