Has anyone knowledge about this and how long will it take to be approved? What do I need to get a licence?

If you put tourist licence in the search box on the top right you will find many threads on this subject. The first port of call is your community to see if they allow any further rentals. Then your local town hall for a compatibility certificate and also to see if they are allowing any more licences in the area. It then goes to the regional tourism office, probably Alicante.

Depends on your location but some have said they have waited over a year to get the initial compatibility certificate from the town hall and then the other lot of red tape. Certain areas are refusing any more licences but you can go on a waiting list and when someone stops you can move up.

This is the link to the official regional information on Tourist Licenses.   Click link and then click FAQ in English. https://www.turisme.gva.es/opencms/opencms/turisme/es/contents/tramitacion/empresa_turistica/faq_preguntas_frecuentes_viviendas_turisticas.html

First, if you are on a community, check that they haven't voted at a previous AGM to refuse future Tourist Licenses.  Then ensure your property meets all the requirements in safety equipment, facilities and appropriate number of beds for size of rooms (yes, there are regulations over how many people can sleep in a room).  Details in the link above.  You then need to apply to your local Town Hall for a Certificate of Compatibility.  For this you will need certified copies of your NIE, passport, copy deeds (nota simpla is sufficient), habitation certificate and copy of receipt for last IBI.  You will also need to obtain a valid EPC for the next stage of the application.  Town Halls charge a small fee (varies) and can take anything from 2 months to over a year to issue the Certificate.

Once you have your Certificate you can apply for the actual License, can be done entirely online, to the office for tourism in Alicante.  Link in the above document for application form etc.  If everything is in order you should have your License within a couple of months.

Then you buy your official plaque and obtain login codes for registering your guests.  You will need to pay your tax on the rental income in Spain, and take out appropriate insurance for both property and public liability.  If you are not local you will need to employ a keyholding business to checkin your guests, be on call for emergencies, do the final clean and laundry.  Lots of places where you can advertise for free or paid-for portals, such as Vrbo and Holidaylettings, if handling the bookings yourself.  Alternatively hand over to an agency but that will take a chunk of your rental money and you won't have the same control over who stays and when they stay.  An agency cannot legally rent out your property for holiday purposes unless your property has a Tourist License, so you still need to go through the application process anyway.
