Where can I find out the cadastral value of my property which was built 3 years ago? I have contacted the solicitor who dealt with the sale who has chosen to totally ignore my request! We are non-residents.

That value is shown on the tax receipts and can also be obtained from the council (urbanismo).

Thank you for your reply. We have not received any tax bills yet, I asked a company in Torrevieja to handle this for us but they need the cadastral value, which I am struggling to obtain. Can we go to the offices in our area to obtain this information? We are in Spain at the end of the month and would like to sort it out.

Hi Carol,
When you say that you've asked a company in Torrevieja to "handle this" for you, what are you referring to? Is it payment of your Non-resident tax? If so, there are some very reasonable companies that can do this for less than €40: Angar Taxation Services or Spanish Tax Forms Ltd - see the link at the top of the page to "Jim's Guides".
If you've owned the property for 3 years, I'm surprised you haven't received any bills. I'd suggest going to your nearest SUMA office (the agency that collects local taxes on behalf of the town halls) and ask there. Probably best to take your house Deeds (Escritura) and passport. If you've bought only recently, take the draft Deeds (Nota Simple) issued by the Notary at completion. Due to Covid-19 restrictions, you may need to queue for a while - remember to take a mask.

Thank you Jim. I have had a look at the maps, we are in Calle Estragon in Villamartin but I could not get a number of the property as there are 33 houses in the street but there doesn’t seem to be that many on the map. I couldn’t find an office in our area but I am sure there is one in Playa Flamenca. We fly out on 29th July so will seek out the nearest office.

Looking at the map, are you on the right-hand side of Calle Estragon?
If so, click anywhere on the block of houses, then scroll down in the window that pops up. It appears to be a community, as every house on the plot of land surrounded by the streets is listed.
Don't expect to see a street number for each property - what they are listed by is plot number, which will be in your deeds.
Find yours, and make a note of the catastral number.
If you look at the list of places you can go, there is one in Playa Flamenca - the third of the ones listed for Orihuela.

I have looked at the list of properties and ours is not listed, does that mean they haven’t registered it yet which could be the reason we have not had any tax bills yet?

I very much doubt it Carol, as it would have been a block registration. I did notice that some of the plot numbers on the Catastro website weren't in order, so I'd double check if I were you. Failing that, then I'm afraid you might have to ask your town hall or Suma first to confirm whether or not the house is registered.

Hi Carol
The Suma office and the Town Hall are just across the street from each other in Playa Flamenca.
To try to direct you
From the bottom of the street where the Saturday market is, travel towards the N332 to where Mercadona is, park your car up around there, app 1 min drive.
Walk across the pedestrian crossing still going towards the N332, there is a restaurant on the corner, you should now be in a small Street, the Suma office is in a building on the right, up the stairs, the town hall is at the other side of this small street, both offices operate via a waiting ticket system.
Suma will be able to give you your catastral value for previous years but as previously suggested it could be wise to visit the town hall first with as much info as possible to find out how your property has been registered.
PS I am assuming that your bills are paid by direct debit ?
If so, in your bank account you may be able to find a receipt for the Suma bills, try to expand the entry or go into messages/help etc.
If you come across the receipt, your val cat will be on there, please be aware that this amount is much less than the actual value of your property.
I have been banking with Bankia and that is where I found my val cat, I am closing this account and will now have to find a different way of finding my own val cat.
