Hi

We bought a new build a year ago but have not had Sumo bill yet.  Do we need to know the rateable value before we can complete the Modelo?  As we live in UK we are concerned we may have missed the tax that was due.

Just email your Lawyer/ Solicitor who sorted out your house sale and they will tell you what to do to get registered for the Suma. They may even do it for you.

If you're non-resident, are you aware that you need to pay non-resident tax to Agencia Tributaria, using Modelo 210?

Yes I wasn’t sure if I had to wait for council tax bill first.  I have contacted the company that you recommended.  None of my neighbors have had a bill yet either.

As Ray says, you wouldn't have got a bill for last year if the property was only bought after Jan 1st. And your lawyer may have a copy of the previous owner's SUMA details, as part of the due diligence to ensure there were no outstanding charges on the property.

However, SUMA will now have it recorded in your name for this year, so you could ask them for the catastral value. If you do so, I suggest that's a good time to also set up a direct debit for paying the IBI.

Don't forget that when you do get the 210 done, you advise the number of days you owned the property last year, so you don't pay IBI for the full year.

Hi Jim

It looks as though the Suma bill was posted in January but we were unable to receive it and a card was left asking us to collect it from Correos in 7 days which we have missed.  Is there a local office we can visit we fly back to UK this evening so are pretty desperate!!

I think the nearest would be at Playa Flamenca. Just paste the following into the Google Maps search box:

Pablo Picasso, 1 Entlo, 03189 Dehesa de Campoamor, Alicante

Longer term, register for online notifications and/or set up a direct debit.

Good point Ray. We only get our IBI notification in September.
