Funny enough we are also looking at about 12 properties, with many of the same agents. Who knows we might be looking at the same ones.

Mick you are so right, we are dead a long time. And yes I noticed some agents do charge but I assumed that was for the guided tours of the areas as well as viewings. Do they tell you upfront or do we need to ask?

Jon.. we are out from 1-25 Feb, when are you? Could meet up for a coffee..Mick included..to swap stories and experiences. Our first set of viewings are in the first week.

Yes some of the agents charge the buyer as well as the seller!!! 

It’s best to ask while you are looking because most properties are for sale with other agents too so if they insist on charging you there’s a good chance you can get same property next door 👍

There are no govt regulations for agents so it’s a free-for-all. 

I looked at one that was an exclusive listing at 260k...  only trouble was I had been to the property three days prior with another agent and he was selling it for 240k 🙄🙄

I used SCM layers, she is English and sorted everything she is in Moraira 

And most important .... Negotiate !!!

We understand after reading many websites that the first offer should be around 20% less than the asking price..is this your experience in Moraira?

We are there 8-15th. Looking at properties £250-320k.

Am aiming to book viewings this week and will then know more what free time we might have.

Just look at the properties around and compare like for like if you can.... we only got 10% but it was a sensible price to start with and we WANTED it 😁😁😁

You can always make a cash payment to reduce tax a bit .... 

I'm working roughly on having to pay the asking price after haggling a discount and then paying the fees. Any less will be a bonus but looks unlikely in the current climate unless you catch someone desperate to sell and you get in early. Things do seem to be selling at the moment.

Yes, 3 out of the 12 that we booked viewings for back in December have been reserved but we have also been advised by Jonnie Irwin from a place in the sun (don't want to name drop) that this time of year is a good time to buy as it is quiet.

Hopefully we will all get what we want at the price we want to pay.. Fingers crossed and good luck to everyone..

Don’t know if you got my message but we had over 30% knocked off one place we looked at but you have to go in hard but above you must want the place 👍
