  • I am enquiring how we renew our Non Residency Certificates.
  • We have owned a property for 17 years in the Alicante area and up to this year had a Spanish bank account. Due to the poor and deteriorating relationship at Sabadell plus increasing charges we have cancelled our bank accounts and moved to an Italian online bank which pays most DD's, provides Debit cards and we can do bank trnsfers all for free. 
  • Previously the bank would renew our Certificate - when they remembered to do so.  There were times when they didn't and then froze our account. Great if you had just come to stay at the property' and you can't withdraw funds from your account. 

Any advice gratefully received

Has the Italian bank asked for it, if not why bother?Since Brexit the stamps in your passport should be enough to convince anyone authorised to ask that you are non resident making the certificate pretty much worthless.If you really do want to renew then it can only be done at certain police stations similar to when obtaining an NIE.

If you are talking of the twice yearly fiscal certificate of non residence then that just informs the authorities you have a non resident bank account. If you no longer have a Spanish bank account then I wouldn't think you'd have to supply them anymore.

Of course, your Italian bank may require something similar but I'd wait if I were you. After all, they can't block access to your Spanish bank account if you haven't got one.

For me, as a non res, one of the benefits of closing my Spanish bank account was removing the risk of having my account frozen if you weren't available to pop into the branch at a certain point in the year to enable the bank to inform the authorities that you had an account, as well as the accompanying charges.

As many of us have done, opening a Wise account removes all that grief.

Hi Cappie80.

You don't need to do anything.  Complying with anti-fraud and money laundering regulations in Spain is the responsibility of the Banking industry, which is required to provide this information to the authorities, not you.  As these regulations are EU-wide, you may find that your Italian bank is also required to provide similar information to their own authorities and may charge you accordingly.  I would have thought you could find that out on their website, or ask them.
