Hi everyone

I've just bought a property just outside Ontinyent. I'd like to rent it out as an airbnb for part of the year.

Is anyone currently in a similar position? Do you need a tourist licence and if so how easy/difficult is it?

You need a tourist licence. You have to apply for one and cannot advertise it until you have one and companies will not accept it for rental without one,

Depends on how many are for rental in your area as some municipalities  only allow a certain amount to be put up for tourist rentals.

Yes you definitely need one and undersrand from others that it can be quite difficult / time consuming

Hi Mon,

Before applying for a Tourist Licence  the first thing you need to do is check with your Town Hall whether your property meets their standards for holiday lettings, know as the Certificate of Conformity - to get one, your property will need to meet certain requirements, such as a minimum size for bathrooms.  If you live on a Community of Owners, you also need to check with your President or Administrator whether there are any restrictions.

The time taken to apply for and receive the Tourist Licence varies from one area to another.  Once received, you will also need to register with the Guardia Civil's online system for guest registration.  You will need to quote your Licence registration number in all advertising and buy an official plaque to display at your property.

In short, you will need up to date EPC and habitation certificate, probably a copy of your deeds and a IBI (suma) Bill.  If your community permits Licenses and your property meets minimum requirements then 

1. Apply at town hall for a certificate of compatibility.  If granted then

2. Apply to the office for tourism for the the License.  If License issued

3. obtain login codes for registering guests, buy official plaque and complaints forms.  

4. Take out appropriate holiday letting and public liability insurance.

5. as you are not going to be in the country you need to decide if you will manage the bookings yourself working with a local keyholding and cleaning company or hand over everything to an agency

6. file quarterly tax returns and pay due tax in Spain and annual tax returns in your home country.

Holiday letting in Spain is highly regulated and not a free-for-all as it is in the UK.  You will need to do whole house lets, not by the room.  Ignoring any part of the regulations can result in very large fines.
