Hi Ter123,

If you look at any one of John's posts, just below his username, JMKCOM, you'll see a white box with the words "Private Message" in it - click on that box and it will open a new window with John's username already entered at the top.  Type your message and press send - only you and John will...

... be able to see the message.

Kind regards,

Kim

Thank you

Hey Mike,

Just had a look at the Murcia webpage. Couldn't find anything related to that subject so my guess is they don't have a program.

https://www.murcia.es/web/urbanismo/impresos-y-solicitudes

Ask them to get in touch if they're interested in creating a model in linewith what we've done here in Valencia.

All the best, JK

Hi John

Sorry to gate crash. Do you have any update regarding illegal homes in Catral? We are looking to buy one there and wondered what the hopes where getting it legal in the future?

Hi, I spoke to their Municipal Technician, he said: the political sands are moving as the incumbant mayor isn't standing for re-election. He told me that the best idea would be to call back after the elections, (which are this weekend) so I'll do that, see if I can nudge them a bit.

I have to say that recently I've seen some really messy situations in Catral with horizontal divisions six or seven on the same plot. The individual MIT route is closed for those properties and the collective route is super slow. Hopefully in the next year or so we can open a more flexible collective route which would make that a realistic option. Perhaps copying the 2012 decree modifying the 2010 AFO law in Andalucia, which allows people in collective situations to request individual licenses so long as their isn't a PE (special Plan) already underway (which there won't be) and if a PE comes along later it has to respect those with individual licenses.

Hi John

What is the 'compulsory purchase' value of a property? How would maintenance affect the value of that?

Sorry, do you mean a government land grab?

Hi John, just thought I'd dust off this discussion a little...

About compulsory purchase and abusive elements of the law TRLOTUP, there are big plans around the Vega baja (VB) and Torrevieja to place mega photovoltaic projects, 16 in planning for the VB, some zoned in areas in contradiction to the Territorial Action Plan, and the desalination plant in Torrevieja is scoped to have a huge solar array in the rural area between Almoradi/Algorfa and San Miguel De Salinas, which then connects to Rojales power station, either underground or by arial distribution lines. Lots of opposition to it because it involves compulsory purchase or expropriation of property and it's valuable fertile land in the Campo, against the regulations set in the law. Surely abusive.

I believe municipalities can use around 3% of their common non-urban land for renewable energy projects. Quite lucrative... a case of following the money.

Another thing emerging that might be abusive is planning for road network extensions. I believe they are putting in a bypass in Benijofar which goes through a contentious route. I think the National Highway 2015 plan still has road planning that many thought had been been cancelled years ago (AP-37 was planned to be very close to Catral and Rafal), I very much doubt it will grow legs again but it's really down to the polical party in power and who lobbies (€€) them. The CV-91 & CV-95 widening was a solution but if traffic congestion grows back to where it was when the road plans were scoped then maybe...

For our 'collective' MIT plan we await the submission for the final DATE review/application very soon (unless another hurdle awaits, it's been 'very testy'). Keep you posted....

Some good news today for 25 property owners in Lliber who have finally got Stage 1 approval from the Lliber Town Hall in regards to the DSI (Individual) MIT licences that were applied for last year.

There are over 300 properties in the same situation in Lliber, so this first 25 are hopefully a good indication of the positive 'will' of the TH which hopefully will see the process through the next 2 stages to completion.

In our case in Orihuela I'm advised that our PEMIT collective 'plan' will be ready to be submitted - hopefully v. soon. I'm also led to believe that Orihuela TH are being very helpful in their support to our files being completed.

Thanks very much for that, much appreciated. As you probably read I'm actually quoted in that article but, I really appreciate letting me know all the same.

Hi JK, here's the full article with your comments.

Posted mainly for the benefit of forum readers.

Great news for Lliber and hopefully beneficial exposure for the legalisation process.
