Then why buy in the first place mate, I bought in 1999, paid 75k, had lovely holidays and time ,then sold for 155k, because I built a garage and pool, I got a survey who priced that for 65k, and ended up taking away 135 k after paying all dues,so it’s all down to what you can make of it ,and now bought again,and don’t reckon on selling ever again.

And as for people moving back to the uk, good luck .

Lets get it right here we are talking about people who want to invest, for profit, if that is the case forget it, if you buy for 300000 euros your buying costs are in the region of 36000 then you decide in 12 months you decide to sell for 315000 , if you are extremly lucky, your selling costs will be approx 37000 which in real terms your initial investment of 336000 [ property plus costs] becomes  263000 how can this become a realistic investment and anyone who thinks any differently have there head in the sand, we are not talking about cost of living etc. we are talking about investment, and if i was advising anyone about investment the last place i would advise is Spain purley because of the costs of buying and selling if anyone can give me any reason to have any different views on this i am open to opinions

I just did - earlier on in the discussion. But you either didn't read it or you chose to ignore it. 

Edit to add, difficult to turn a profit in 12 months but very few like me expect to.

It’s all down to supply and demand,and if your lucky enough to have bought years ago,before 2004,then you could make a profit, but all the time you have bank repos and fed up pensioners who want to go back to the uk you just won’t sell easily,just hold on !

I don't think you understand what I do. 

I speculate. My most recent was an apartment bought in September 2016 on a desirable urb near Denia. I paid 66.000. Add costs takes me to 74. Similar apartments are currently selling close to asking 105/99. I bought there because I could see that Denia had bottomed and was starting to upswing. 

It will sell quickly because it's a sought after development and I've spoken to 3 agents and several other owners who confirm this. I did my homework and it will generate profit even after CGT. 

Sorry this idea that nothing sells is just complete and utter drivel.

Selling costs depending on your CGT and estate agents costs are approx 11 to 12%

Hello Paul,  We have bought a house in Pinoso and puth the house we have up for sale.  Currently we live in the Pyrennees and hae had this house for 5 years.  The previous property I had for 10 years was in Alpes Haute Provence.  Anyway I have not made money  or lost on either of them.  Hence prices seem to be be stagnant for a decade and a half.  Not good. 

I just wondered what prcipitated the move from France, after such a time for you.  Just being nosey really I suppose.

Hi Rob ,

Sorry for the delay in replying to your post. Having lived here for some time now I have fallen out of love with France big time. 

I bought a piece of land here some time ago with the intention of building.Before I commenced the project I was diagnosed with cancer . My plans were then put on hold and I never regained the drive and enthusiasm . Just recently I decided to sell the land which I bought for 37000 euros only to be told that the Urbanists in the region were about to re-classify the land and it would revert to agricultural status.

No notice or information received at all. To cut a long story short I am currently discussing the matter with an Advocat but it will be an expensive and lengthy process.

I only found out the situation having had an offer made on the land but the sale was unable to proceed. I have all the documents to show the land is constructible but it makes no difference

Anyhow that's only one reason, the French are very angry people , they are insular and do not like change. They have a protectionist view point in that everything French is fantastic and only buy French goods.

France has become a troubled nation with politicians seemingly unable to see through necessary reforms. 

I could carry on but will stop there. We will be back at the Mar Menor golf next week and will be continuing our property search. We both like Campoverde very much as it seems to have on offer all of the things we are looking for. We will definitely be selling up this year I hope but will await the outcome of Brexit.

Where do you live as perhaps we could meet up put the world to right and chat about bikes

For quite a few ex pat retirees it is the lure of grandchildren taking them back to the UK. Quite a number say missing them or moving back to help out with childcare as both parents working.

There has been a recent increase in Formentera of  Brits buying holiday apartments. Glad they are not letting Brexit stop them.

Hi Paul,

We are coming to Pinoso to sign contracts and leave some furniture in the house.  We will be therefrom about the 23rd of this month for a week or so.  I have to come back to France because the house is not sold and there are the dogs to look after.  If you want to get together and share a beer it would be good.
