Hello folks, I have just left the military and plan to buy a property in Spain. I can see fairly obviously that moving more inland gives you more scope for a far larger value in relation to Property build/swimming pool size and land.

After looking at various agents/ adverts I cant help notice that the agents ( Right move/ alicante dream homes and more ) are using the same various photographs of properties. Would I be right in saying that it would be one construction company who then uses various agents to sell their products.

Hi

It’s not unusual for several agents to advertise the same property, this goes for re-sale and new properties.

When I looked at new builds several of them were non existent and never would exist. They had just been advertised at a very good price to draw buyers in.

It is very rare here for there to be any estate agent ‘exclusivity’. They all get the info and deal with one another depending on who has the keys. Do be aware that many of the ‘new’ properties on these sites are clever conceptual drawings and they are trying to raise money to build them.

Would suggest that it may be an idea for you to come over for three months or so to your chosen area and then do a tour of the local agents, who may have more knowledge than available on Rightmove et al. You can then see what is likely to be a viable, and get more of a feel for what you want.

Many thanks for getting back to us.    Totally agree it would seem the practise to try to get you over to actually part with the cash to buy the land then start the process .... it looks like more than one additional agents have jumped on this to "skim" a % off for helping to advertise .... I will be popping over in Jan to see how things are ..... so much easier in U.K. Whe the developer has a sales team to move things along ....

It’s not quite as nefarious a system as you intimate. It is not practice for several agents to ‘skim’ a %; the agent fee is paid by the vendor, not you. It is quite possible that the developer owns the land already’ but please do not be under the impression that they are ‘con’ artists. There are many perfectly reputable and competent developers, as in everything, you have to do the due diligence.

Yes, the system is different, but that does not of itself make it wrong or untrustworthy.

What you do need to do is to check the legality of the building/proposed building, which can be established at the local Town Hall, Ajuntamiento. One of the usual reasons for it not being legal is the designation of the land on which the construction is/proposed, If it is classed as ‘rustic’ then there are minimum requirements for area of building to land, usually 1 x building per 10000 sq mt; many country property fal foul of this - our own area, being heavily rural, is notorious for this.

Choose your own abogado (lawyer) not connected to the estate agency, many of them do speak English as the whole area is heavily populated by ex=pats. 

Many people do mistakenly imagine that the entire system is untrustworthy which really is not the case. The entire legal system is v different from the UK system, which can lead to misunderstandings, and also, as you may well appreciate, totally unrealistic expectations. Really, the majority of agents/builders/etc are not out to rip you off - but dont buy anything from the guy in the bar!!!!!!!

hi Mark

sites like Rightmove, Kyero etc are all portals where various agents will list their properties.  As it is normal in Spain for owners to use multiple agencies the same property can be listed several times over.  I will private message you.

Hi Mark, we moved to Pinoso this year and are renting for a year before buying. It is beautiful  place with a friendly Spanish community and a very active British Legion who organise social activities.

It is worth spending some time living in the area and talk to people re their experiences. There are some amazing houses for sale at good prices. Friends who bought 'in the campo' are now selling within a year because the land is too much work and they want to move in to town!

Thanks for replying , from you're reply is the "Campo" the country ?. We are looking at properties where they offer 10000sqm plots. although I feel this is realistically to large for what we want ( looking at trying to scale it down to half that size) ... 

When you say that you're friends found the land too much work, could you explain if possible. I would like to put extra lemon, lime,orange,olive etc, but that"s where my  agricultural dreams come to an end.

Mark, it is normal for new build plots in the campo to be 10,000m2 or more. Non urbanised land has restrictions on minimum plot sizes and amount of the plot that can be built on.

As Mark said there is a minimum amount of land for a build in the countryside (campo)
