Extensions on property - land registry

Hi All 

Thank you so much for all your feedback.

The Property I made an offer for my Solicitors got got the the paperwork from the Estate Agent and has reported back to me that the extension to the Porch in the front and the back Gallery has not been registered with the Land Registry, so hence she has to write to the Land Registry.  So waiting on this...

Hi Nigella

Hopefully the paperwork for cadastral value which your Suma (tax) is based on is correct.

Our understanding was that if the property is not part of a community/Urbanización (ie: no monthly/annual community charge), then it is difficult for changes to be added to deeds as there is not a community to gain acceptance of changes from.  Instead the seller has to fund an architect (done through the lawyers) to determine if the changes were made many years ago and therefore accepted.

Hi Nigella,

As I said in your other thread, make any changes required at the Land Registry a condition of sale, which the vendor must pay for and which must be effected before completion.

Hi Sharon,

Yes there is urbanisation cost.  It is part of a big urbanisation.

So my Lawyer has to write to the Land Registry reference the Porch and the Galley Extension, as this is not registered with the Land Registry, so let me see what the Lawyers says and what the Land Registry writes back to the Lawyer.
