Taxes on recent purchase of resale quad villa?

Hi Everyone,

I love this site I find it so supportive but having completed the purchase of my house I'm now a little concerned to ensure I pay all my taxes.  It is, after all, one of the 2 certainties in life!

Two main areas I was unsure of were; is IBI the same as SUMA tax and do I have to pay any other tax as a non resident apart from the community charge?

One of my pet peeves is that people refer to 'the SUMA' as though it is a tax, whereas it isn't. SUMA are just a tax collection agency, and collect council tax (IBI), car tax, and in our case taxes for maintaining the irrigation canals and/or use of ground water. As you've surmised, in your case 'SUMA' is IBI.

As a non-resident, you'll also have to pay non-resident tax, which is done annually in arrears. There's lots of information already on the forum so have a browse. Look for e.g. 210 (the tax return) and Spanish Tax Forms (the cheapest way of getting someone to do it).

Non-resident tax isn't very costly. At the moment it's 19% of 1.1% of the catastral value. Post Brexit the 19% will probably change to 24.75%.

If you let out the property, there are a lot of hoops to jump through, and a tax return would be due for every quarter in which it's let out.

Hi Julie, as Jim says re the Non Resident Tax check out Spanish Tax Forms, they are very good, charge £34.95 per property not per person,all done over the internet. http://www.spanishtaxforms.co.uk

Thanks for your email.

That's such a relief i thought it was 19% of the cost of the property and payable by this December. Taxes so far seem to be quite a bit cheaper than the UK which is reassuring.

Thanks I'll contact them. 34.95 quite a bit cheaper than the other quite I've had. 149.50 euro.

Just to add something I forgot - if you bought part way through this year, you take the number of days you've owned it, divide by 365, and pay that proportion of the figures I gave above.

And to make it completely clear, 2018 tax is due by the end of 2019, but you can pay it at any time during 2019.
