...ople able to buy second properties are not that much affected. Now more than ever do they realize that a place in the sun to enjoy with family is important. In any case, prices are low compared to neighbouring countries. What might not prove popular anymore though is old places like villa’s from the 80’s without insulation. Upscale Quality projects like Las Colinas Golf will thrive and keep/increase their prices.

Rental properties will see a surge in demand, hotels though might see an initial decline.

Let me explain a bit further my reasoning that real estate will not collapse in Spain.

In 2008, Spain had a vast amount of over-construction. Thousands of projects, all unfinished, most developments with dubious quality standards and on top of that older properties.

This is absolutely not the case now. There is no overconstruction, building standards have improved so much that they are on a level compareable to Western Europe ( obviously, there are always exeptions).

This pandemic will end, and although we see a current loss of income, there will be still demand for vacation, for a place in the sun, maybe even more than before, as families realize that time together as a family is important, but buffet restaurants in all inclusive resorts, cruises etc. Might not recover that quickly. So, renting a vacation home might become more attractive than before. Social Distancing will not last forever, but it might just change our general behaviour and feeling regarding crowded vacation hotels, hence the alternative of renting a villa where you are only with those you trust, clean yourself and choose the venues to have meals.

Just my view, but I have been in the travel industry my whole career, and in the real estate investments since many years.

I dont think we're allowed an opinion on here sometimes,  a lot of people seem to think only their opinion counts , and they know EXACTLY what will happen on every subject, as I've said before its always the usual suspects,  becomes very boring after a while
