To be fair to the architect if this was pre 25th of July 2014 then that part of his advice would of been correct. The law changed as we were conveyancing a house which meant it was get in quick or get another evaluation afterwards. That house fell through for other reasons.
Thats interresting as the architect visited in September 2010 and rebuilding was done 2010 November and finished Jan 2011.It was July 2012 when the Town Hall came with demoliton order and 2013 when we had to pay the fine of 12,600€plus later 1400€ IVA on the fine, totalling 14,000€.We already had a 38mtr "marquesina" on deeds - this was an open terrace roof with pillars, which he said we could glaze or even build with bricks as was on deeds, but council said it was a unlivable roof cover not as now a glazed in livable area.The othe rebuild was a poorly built tinned roof addition we took roof off due to rain noise and didnt cover total area but was never on deeds. I will have to find out now if we could apply to have the application to make legal can be backdated.I do find this all very stressful as we are told so many differrent stories like a solicitor in St Eulalia who came recommended by other neighbour told us he could get it legalised if we left it another 5yrs, but when we emailed him paperwork and many emails from us we never received any replies.This just doesnt happen here(at least I dont think so).
