Are there really alot of squatters in Gandia Beach area partucularily the Kentucky area around Calle Senil ?

Hi

We spent last summer in the area with our children but now looking to buy. There are quite a few nice chalets  in enclosed urbanisations for sale around the above mentioned area but last week I read someone was killed and that there are several squatters aka Okupas. The houses look lovely and affordable and you would not associate it with crime or violence although I could on the other hand see why the area might attract thieves. Has anyone heard of squatters being a real issue there?.We are living in London and looking for a permanent holiday home where we intend to retire to in around 10 yrs.

If you conduct a search for 'Squatters ' using the search option you will find that it is becoming a big problem in Spain especially for foreign owned holiday homes.  If a squatter does invade your property you can prepare yourself for a traumatic ,stressful, expensive 2-3 years trying to evict them via the squatter biased court system. Basically once they get in , the police do nothing , you have to pay 3-4k in court and solicitor costs to evict them and you must (according to the current laws) pay all their utility bills if the contracts are under your name. You cannot cut off the supply as they can prosecute you plus there is also the risk that they will trash your place and scarper before the eviction date . Then of course it may all start again if another squatter invades your property.  The squatters also get free legal aid to fight you in courts and won't have to pay a penny while you become a nervous ,angry and frustrated wreck.

In my humble opinion (and first hand experience), stay clear of Spain until the laws are changed but don't bet on it happening very soon because the far left parties want squatting made legal.

There is a big problem at the moment with squatters all over Spain. Nice urbanisation or not, there will be squatters.

At this time I would never buy property that will be left empty.

My petition:

Demand Spain Evict Squatters Within 24 hours Of Police Being Notified

Contact the Spanish PM and Minister Of Home Affairs demanding they amend their current laws regarding squatters. Their laws are biased towards squatters taking ownership of peoples properties and belongings leaving owners homeless and bereft of all their personal possessions sometimes for years.

Demand that the Spanish Police take immediate action when squatters are reported in an owners property. Evict them immediately if they have no written permission signed by the owner. Allow owners the option of cutting off all utilities rather than legally forcing them to pay for all the squatters usage. Currently Police will do nothing unless squatters are caught 'red-handed' . Eviction then has to go through the Spanish Court System which can sometimes take 1-4 years.
