Terrace tile sealant recommendation

Hi,

Can anyone recommend a good clear sealant paint for my terrace to protect it from the elements:

I have red terracotta tiles and want to keep the red colour so would need to be clear.


Any particular brand?

I wouldn't use a clear paint or varnish, as that would seal the surface, and moisture rising from below would force off the coating. It might look good to start with, but it probably wouldn't last long, and if it's only on the surface then simple foot traffic would wear it away.

I am however a big fan of liquid silicone. This soaks in and renders a porous surface waterproof, and helps stop it going powdery, but it remains breathable.. It's not cheap - for example:

Larger quantities work out cheaper per litre.

You can buy other tile treatments, so don't take my word that silicone is best - hopefully others will contribute.

My roof terrace has 40cm x40cm beige tiles, not sure how they were laid, but, After the heavy rain, thee are a couple of drips comeing through into the terrace below. 

The tiles look good when clean, but I do not think that they are porus, so is your transparent waterproof sealer the only one that you can recomend?
