Hi. I have just purchased a property in GA (Monte y Mar Alto) as a holiday home so will only be visiting it occasionally. Can anyone recommend a trustworthy keyholder who can keep an eye on it when no one is using it? It will only be ourselves and friends who will be using it, not rented out to the general public, but if we let to friends we might need someone to do a clean after.

If letting to friends include any charges for their stay, have a look at these posts by DaveBev1.

Davebev1's guides: Renting out your property as a holiday let in SpainAlthough this was written over a year ago, the only things that have really changed is that some urbanizations are starting to vote on whether any further licences are to be allowed, some Town Halls are refusing to issue licences in areas they consider to be residential, and some don't seem to want to issue them at all. If they do, it is taking about 8 months although this is likely to decrease as the authorities recover from the flood of late applications.

To the question asked previously on this site as to who would know, that is a risk I wouldn't take myself.

There are plenty of advertisers on this site who provide cleaning and keyholding services and there have been too many horror stories involving unregistered and illegal ones for me to even consider this. Fincas Inland are recommended time and time again.

You are no doubt going to have a wonderful time in your holiday home but please consider carefully who you let it to as it will only take one upset neighbour to call the police.

The main thing I need is a keyholder who can keep an eye on the place as it will be unoccupied for long periods. If we do let friends use it they will be given a key by us and will be totally trustworthy. The post isn't really about lettings but more about keyholding.

But thank you for your reply

Hi I use a lady called Kim, who is fantastic. She will check your property as often as you like and will also come and let workman in etc. She will also clean the property after use of never. Her partner Rusd is a handy man so if there is any problems whilst you are away he can fix them. A perfect combination. 100% trustworthy.

Hi,

We let our family use our holiday home but not for money.
Would them paying the cleaner be classed as renting it out?

We also use Kim as a cleaner as do our neighbours.

We have a lovely couple who bought at the same time as us and now live there, who have a key and pop in now and again to check it over which gave us reassurance when we couldn’t visit due to Coronavirus restrictions.
