Hi,

We have a house in the Javea area and are considering extending the property. Upwards to create a fourth bedroom/roof terrace. Also, maybe adding a small internal store (mini garage).

Has anyone had any experience of these types of works? . I am interested as to what planning is required for the building license. As the house is already built to its maximum percentage.

Any idea of costs and recommended builders too please?

I would suggest that your first step should be a visit to the Ajuntamiento and an appointment with the Town Architect; taking all outline details of that which you would like to do to find out if this will be permitted in principle, which is not necessarily a given. If they say ‘yes’, then you will need to employ an Architect to draw detailed plans to apply for a major works licence.

Building costs in general are not as expensive as UK, but nothing is as cheap as it used to be!
