Thank you for your reply, we have had our deposit back thankfully we’re just really upset  as it was our perfect permanent home in the sun, our lawyer advised us not to go ahead with the purchase as it would be difficult to sell in the future as it probably will never be issued with the habitation licence.. so frustrating and very upsetting

So sorry to hear your update. If you are determined to live in the campo you will probably find that most properties do not have the habitation certificate. As stated by Kimmy ,many campo properties are bought and sold without problems but authorities are tightening up procedures and in the future these unregularised properties may become impossible to sell.

Sorry to hear about the lack of habitation certificate for the house that seemed perfect for you - unfortunately it's quite common around that area and while it might not bother some people, personally I'd run a Mike as you're potentially buying a pile of trouble. I remember asking a friend who lived in the area what all the red metal plates were on the outside of a lot of houses and he told me that the council put them out to signify that they were illegal builds! I can't vouch for the truth of this but it might be worth bearing in mind if you're viewing any more properties. Good luck.

There are huge red signs to signify illegal building works. There is one next to the petrol station on the Dolores to Elche road but I understand that was because the owner built a complete new storey when the ayuntamiento refused to allow it. Most campo houses will not have this sign but still may not have the correct paperwork. You only have to look at the properties in the campo near Catral and Dolores although I believe there is now a drive to get them legalised and some are now OK.

I'm positive, Ray. I'm familiar with the tourist plaques and because I didn't recognise the ones I'm talking about now I asked a friend who lives just outside La Hoya what they signified and he said they were to denote illegal builds.

Thank you jay, I agree with you most properties are without these certificates and to be honest it’s putting us off buying in the campo... but we’re keeping positive am sure we’ll find our home soon

Yes to be honest it’s putting us off buying a rural property, Shane really as we’re not that keen on Urbanitzacións but we’re keeping positive

I know how upsetting it can be when you feel as let down as you must be feeling now. When we bought our land in Murcia we were told it had building permission but that was not true. After about three years and a change of solicitor we got the building licence. We had the property built and had to get habitation certificate tohave electricity connected. 

We were so naive  in those days, but we were lucky and everything worked out for us in the end. When we sold the campo house to move to La Marina the buyer’s solicitor was amazed that we had a certificate of habitacion.
