Morning - I have said in other threads that we had visited the development we bought on December 2019 - so we had developed a view on the generics. What was the generic quality of design and build evidenced? What were existing owners saying/ moaning about? Many of the properties were around 15 years old, what might go wrong and now need maintenance/ repair. We used social media to connect with existing owners on our target community, it's surprisingly easy to find facebook groups if you enter the development/ community names. People you've never met are surprisingly helpful and one even sent us a video of her property which was of the same design as our house. They answer questions on noise and neighbours and with no interest in what you are buying the answers are normally truthful.

As a project manager in IT I was familiar with how to plan and run a risk register - in addition I had a timeboxed outcome to deliver. Necessity is the mother of invention.

Would I recommend buying a property remotely as opposed to physical in person viewing - no but it is possible to do it that way and the outcome can be positive.

We were also happy with the legal advocates we selected and they provided a good case handler to answer all of our questions.

You can travel to Spain from next week (just announced) so you can now travel to view it.  I would never recommend buying a house unseen - it's not a insignificant purchase and a lot of cost involved too.  If it isn't right you will spend a fortune selling it too.  It isn't just the house, it's the surroundings, the orientation, the proximity to amenities, and the house has to 'feel' right for you too.  A question you have to ask yourself is would you buy a home in another part of the UK without viewing it in person?  If you wouldn't do so in the UK why would you do so for a home in Spain?

Very good post Davebev1 You sum up everything that is important on property purchase. Purchasing a property in any country should be a relaxed, pleasant, thoughtful experience, not an emergency purchase.

I used this clause and we bought remotely 

Can I have the following put in place if this is accordance with Spanish law ? 

On 30 April, The Property Ombudsman published advice for agents on video viewings. It said that for sales, video viewings should be used as a ‘filtering exercise’ and serious buyers should be provided with an ‘offer agreed subject to viewing’ notice. For letting agents, it says it is ‘always advisable’ for the prospective tenant to view the property in person, but that its code of practice does allow some exceptions. Agents should offer customers a download of the viewing and keep it on file in case of a dispute, and in instances where a seller or landlord is recording the viewing themselves, they should be ‘reminded of the responsibilities upon them’ under Consumer Protection Regulations.

Hi , yes we bought remotely in October , purchased without physically being in Spain . We have yet to move in but fingers crossed we can visit Spain and pick up the keys

We didn’t but when we visited in October when we sold our apartment in Murcia we spent some time in the area and loved it
