Just posted this on another post:

Hello All

Been reading this with interest and it reflects my current situation.

After 3 long torturous months we are hoping to complete today.

Lo and behold we receive the famous insurance quote from the "bank" and the "offer" of 25% off the bankers draft required for purchase.

In my experience bankers drafts are usually £15 to £20, so I queried if that, by taking the insurance, also negates the 40 euros per quarter banking fees as previously stated in other posts.....Next thing, a call from my solicitor stating that we still have to pay 40 euros a quarter and that the bankers draft is 300 euros!!!

Well, needless to say I nearly lost it and was about to tell them I'd had enough, but my wife calmed me down and we are biting the bullet for the umpteenth time!

I really don't know how they get away with it.

Soooo, another 200 euros rip off on the final day...feel like there's some people sat in an office in Cabo Roig laughing their heads off right now,,,

Hi Weedster,

I responded more fully on the other thread, but should have mentioned that the cost of banker's drafts in Spain has always been quite expensive.  Six years ago, we paid €100 for the draft to complete on our property, but since then Sabadell has changed how they calculate it, now as a percentage of the draft's value.  If we were completing today, that €100 draft would cost us €830! 😠  What really annoys me is that when my husband completed on the sale of the Spanish house inherited from his parents, the purchaser's lawyer arranged payment by electronic transfer.  That was 4 years ago, yet generally banks are resisting this payment method and I can't help wondering if it's because they'd have even less justification for their exorbitant charges.

Deep breath and count to 10..... 😉

Kind regards,

Kim

Hi,  I too have been reading this, with a lot of apprehension as I'm buiying a property in Cabo Roig and Sun Lawyers are acting for me.  I've also been contacted by Sabadell Bank, but as I already have a Wise account I would rather stick with them.  Interesting to ready that a Bankers Draft is only required if the sellers have a mortgate - I'll keep that in mind when I contact Sun lawyers tomorrow.  Thanks, Mary

Hi

Best of luck. We ended up biting the bullet and opening a sabadell account. You have to keep on top of sun lawyers as nothing seems urgent to them. In fact after we completed we found out that the sellers were on the verge of pulling out and we never had a clue! Funny enough sabadell first invoice has shown no 40 euro account charge? We have a large balance so I don't know if that affects it?

Very much so. Thankfully we have moved in now and it all seems like a bad memory. Good luck in your new home.

This is a problem when a property is mortgaged.  Bankers draft for settlemwnt figure is required.  Our friends spanish lawyer had the money paid into her holdibg account then she issued the bankers draft from that spanish bank (holding account).  I suggest you explore options of dealing with the bankers draft as some lenders will not accept UK account drafts and insist the draft comes from the seller, good luck
