Estate agent fees

Hi all, I guess this may have been asked in the past but can anyone advise if there are any agents charging around the 3 to 4% commision as I would find it hard to hand over 5% or more. I will be selling in villamartin.

Try Lily pads properties, They are charging  3% and he advertised  on   YouTube He  appears  to selling  a few  already  this year and doing some exhibition  soon

They  are based in Market Street  in Playa Flamenca,  they  have to  Website  up, They are worth  a  Call and  Chat,  see what you think 🤔

You  could also  Try  5  Real Estate   they  charge  a flat  fee of a 1000 euros  but I  don't  know what involved  in that,again  worth a  Call ,The  Website  explains  most of the process

Try bargaining with them many are struggling to find properties to sell as many are sold quickly,

From a conversation with someone who looked into this, I understand they charge the 1,000 Euros to sell the property but to get that price you also need to use their solicitors etc which clearly come with additional fees.

Obviously, you would always be incurring solicitors fees on sale but I don't know whether the solicitors fees charged by using the required solicitor as advised by Five combined with the 1,000 Euros would work out cheaper than a higher sale fee but lower (independent of estate agent) solicitor fees.
