Cost of lawyers for house purchase

Hi could anyone tell me how much it should cost for solicitors fees for house purchase thanks in advance.

Hello

 I'm sure  every company would offer different prices but you can also use Gestors/Gestorias for house purchasing and they are cheaper than abogados/solicitors.  

It depends what you buy & where you buy & what you need them to do for you. When you can give this information you should call a few in the area you plan to buy (lots of local knowledge) and get some quotes.

If you want an estimate of the total additional legal/administrative/tax costs of buying a property in Spain, not just the lawyer's fee,15% of the purchase price is a good rule of thumb.

The tax for this region is 10% of property value.

Use an independent legal firm for your purchase. The actual cost will depend on the company and extent of services you use so approach a couple for basic quotes.  A reasonable estimate allow up to €3000 to cover power of attorney, NIEs, conveyancing, notary fees, land registry fees, transferring utilities to your name, translations, setting up direct debits and handling payments.

We purchased our property in October 2022, we paid government tax 10% plus 3%, legal fees , we were given full pricing , and list of prices for any service we may require, we were in new house in 4 weeks, excellent all the way

Sile  we used MAM Solicitors. Jose Maria.   He was excellent.   He gave us a great service and was very reasonable.   I cannot give you the price we paid as there were various matters included.   However  he has perfect English and we would highly recommend.   Good luck.   Tom & Mary  Daya Nueva   (ps mention our names if you wish)

The following is the breakdown of costs (as detailed by my solicitor) when I purchased my property in May 2021:

10% capital Transfer Tax  41.500 Euros

3% Capital Gains Tax  12.450 - "Vendor" retention as he was returning to Sweden and not purchasing another property in Spain.

Plus Valia Tax  792,56 - another "Vendor" retention.

Notary  1.200

Property reg.   500

Town Hall Cert.  35

XXXX Services (My solicitor)  1.089

Just to clarify, the Capital Gains Tax and Plus Valia are the responsibility of the vendor, not the buyer. Think the "Town Hall" cert may mean new habitation/second occupancy certificate, again a cost for vendor not buyer.

Strongly advise you to NOT use a gestor.  If problems occur they do NOT hold legal weight. 
Use a qualified lawyer, and NOT the estate agents lawyer.

Interestingly, my legal fees were considerably cheaper than a quote I received from another local firm.
