Hi

I assume you mean the basin tap (not a bath tap). If your floor only gets wet when you run one or both of the taps, then there has to be a leak from the waste pipe. If your basin sits on a unit with doors, open the doors and use a towel or something to dry the waste pipe and trap which are connected to your plug hole - also dry the floor beneath them. Now turn the tap on and watch the waste pipes carefully - you will hopefully be able to see where the leak is, almost certainly at one of the joints. If so, it may be enough to simply tighten the joint using the large plastic nut.

If you need a plumber, you could ask at your local ferreteria - the one almost opposite The Abbey in La Florida is very good - they speak English and are very helpful.

Hope this helps!

Cheers

Steve

Hi Steve

Thanks very much for your helpful advice. It is coming from the basin not the shower. However I also have a unpleasant smell from the shower upstairs which has never been used since I bought the house in 2019 so I do need a plumber. Good idea to use that shop. I always buy my black boxes to kill the coakroaches there. It's only this visit that I have seen a live one in the house!!

I'll ask there though I do prefer personal recommendation. Thanks again.

Julie - you don't need a plumber for that smell!

What's happened is that because the shower hasn't been used for so long, the water has long since evaporated from the trap, so your smell is coming directly from the sewage pipe! Simply run the shower for a minute or two and the smell will very quickly disappear!

I had the same concern when we bought our house in 2019, was very relieved to get rid of the smell! BTW, if you have a bidet, the same advice applies.

Cheers

Steve

Hi Steve

Thanks I have tried that and also put drain unblocker down. It doesn't seem to disperse though. I'll see if the DIY shop has anything stronger. Trouble is because there's only me and I use the downstairs bathroom it doesn't get used. Thanks again for your help.
